BARGAIN AND SALE DEED
THIS BARGAIN AND SALE DEED is made this a3 day of December, 2020,
between Wells Ranch LLLP whose address is 32010 WCR 63, Gill, Gill, Colorado 80624,
grantor, and Steven T. Wells whose address is 32010 WCR 63, Gill, Colorado 80624, grantee.
(The terms "grantor" and" grantee" include the respective heirs, successors, successors -in -title,
legal representatives and assigns of the parties where the context requires or permits.)
Grantor, as a distribution related to grantee's ownership interest in grantor and for no
other consideration, hereby sells and conveys to grantee, all of grantor's right, title and interest in
all of that certain tract or parcel of land lying and being in Weld County, Colorado, as more
particularly described in Exhibit A attached hereto, together with all appurtenances thereto.
This instrument, while made without warranties of any kind, shall be effective to convey
after -acquired title.
IN WITNESS OF THE ABOVE, grantor has signed, sealed and delivered this deed on
the date written above and grantee hereby acknowledges the inadvertent omission of mineral
reservation and agrees to the recording of this Quit Claim Deed for purposes of correcting that
omission.
