DEDICATION OF PERPETUAL RIGHT -OF-WAY
WESTRIDGE SUBDIVISION THIRD FILING:
BE IT RESOLVED, by the Board of County Commissioners of Weld County,
Colorado, that it does hereby approve the dedication of the perpetual right -of-
way over the public roads, streets, highways and easements in behalf of the public
in Westridge Subdivision, Third Filing, being/a subdivision located in the Southeast
Quarter of Section 16, Township 5 North, Range 66 West of the 6th P. M., Weld County,
Colorado, and being more particularly described as follows:
Commencing at the Southeast Corner of said lection 16: and
considering the East line of the Southeast/6f said Section .16
to bear North 00° 07' 43" West and with all other bearings
contained herein relative thereto;
Thence North 00° 07' 43" West, along the East line of the Southeast
Quarter of said Section 16, a distance of 837.34 feet to the Northeast
Corner of West Ridge Second Filing, said corner being the true point
of beginning; Thence along the outer boundary of said West Ridge
Second filing by the following four courses and distances:
South 89° 52' 13" West, 275.50 feet;
South 57° 27' 20" West, 488.89 feet;
South 90° 00' 00" West, 275.00 feet;
North 00° 00' 00" East, 90.00 feet;
Thence South 90° 00' 00" West, along the north line of said West Ridge
Second Filing and West Ridge, 629.28 feet; Thence North 00° 00' 00"
East, 200.00 feet; Thence South 90° 00' 00" West, 60.00 feet; Thence
North 00° 00' 00" East, 196.16 feet; Thence South 90° 00' 00" West,
210.36 feet; Thence North 00° 00' 00" East, 204.48 feet; Thence North
80° 00' 00" West, 192.47 feet; Thence North 10° 00' 00" East, 210.00

on the east line of the Southeast Quarter of said Section 16; Thence
South 00° 07' 43" East along the East line of the Southeast Quarter
of said Section 16, a distance of 760.00 feet to the true point of
beginning,
and
BE IT RESOLVED, that the accompanying plat is approved for filing
and the public roads, streets, highways and easements thereon shown are approved,
provided, however, that the County of Weld will not undertake maintenance of said
streets, roads, and right. -of-way until they have been constructed by the subdivider
according to specifications and accepted by the County of Weld, and
BE IT STILL FURTHER RESOLVED, that the subdivider shall post a bond in
the amount of $2,000.00 in lieu of the recommended bond of $9,860.00 as recommended
by the Weld County Planning Commission. The Board accepts two checla in the amount
of $2,000.00 since over eighty percent (80%) of the roads are completed, and that
the County accepts said checks in good faith that the roads will be completed by
the subdivider.
