DETERMINED TO BE EXEMPT FROM THE DEFINITION OF SUBDIVISION
RANGE 67 WEST, TOWNSHIP 8 NORTH, SECTION 24
ALL THAT PART OF THE NE4 LYING EAST OF THE PIERCE LATERAL; & ALL THAT
PART OF THE E'SEa LYING NORTH OF THE CENTERLINE OF COUNTY ROAD #90 :
WHEREAS, on May 5, 1972 , the General Assembly of the State
of Colorado, enacted Senate Bill #35 as relates to Chapter 106 of the
Colorado Revised Statutes, and
WHEREAS, on August 30, 1972, the Board of County Commissioners
of Weld County, Colorado, adopted Subdivision Regulations for Weld
County, Colorado to comply with the prescribed Senate Bill #35, and
WHEREAS, the Weld County Planning Commission has recommended
to the Board of County Commissioners for recording of plat number
0555-24-1-RE142 as provided in Section 9 of the Subdivision Regulations
(exemption rules and regulations) for Weld County, Colorado.
Said division of land determined to be exempt from the
definition of subdivision is more particularly described as follows :
All that part of the Northeast Quarter (NE4) of Section
24, lying East of the Pierce Lateral, and all that part
of the East Half of the Southeast Quarter (EkSE4) of
Section 24 lying North of the centerline of County Road
90, Township 8 North, Range 67 West of the 6th P.M. ,
Weld County, Colorado, being more particularly described
as follows:
Beginning at the Southeast Corner (SECor) of said Section
24 , and considering the East line of the Southeast Quarter
(SEQ) of said Section 24 , as bearing North 00°12 ' 37" West,
with all other bearings contained herein being relative
thereto; Thence North 00°12 ' 37" West, along said East
line 423. 42 feet to a point on the centerline of County
Road 90, said point being the True Point of Beginning;
Thence continuing North 00°12 ' 37" West, along the East
line of the Southeast Quarter (SEa) of said Section 24,
2156. 82 feet to the East Quarter Corner (EECor) of said
Section 24; Thence North 00 °17 ' 50" East, along the East
line of the Northeast Quarter (NEa) of said Section 24 ,
2573. 70 feet to the Northeast Corner (NECor) of said Section
24; Thence North 88°21 ' 54" West, along the North line of
said Section 24, 2052 . 26 feet to a point on the Easterly
right-of-way line of the Pierce Lateral ditch;
Thence along the Easterly right-of-way line of the Pierce
Lateral by the following three (3) courses and distances:
South 02°49 ' 12" East, 2178. 51 feet;
South 08°10 ' 10" West, 193. 81 feet;
South 25°16 ' 54" West, 218. 63 feet to a point on the South
line of the Northeast Quarter (NEa) of said Section 24;
Thence South 88°07 ' 54" East, along said South line 712. 55
feet; Thence South 00°03 ' 54" West, 2254 . 49 feet to a point
on the centerline of County Road 90; Thence North 87°41' 33"
East, along the centerline of County Road 90, 1351. 20
feet to the True Point of Beginning.
Said described parcel of land contains 185. 493 Acres, more
or less, including a strip of ground 30 feet in width along
the North, East and South lines for County Road right-of-way
purposes, and is subject to any other rights-of-way or other
easements as recorded by instruments of record or as now
existing on said parcel of land.
NOW, THEREFORE, BE IT RESOLVED, by the Board of County
Commissioners of Weld County, Colorado, that the Chairman be and he is
hereby authorized to sign the plat of a division of land determined to
be exempt from the definition of Subdivision No. 0555-24-1-RE142, for
recording.

as a recorded exemption so that it can be used by one of the heirs of
George P. Ball as an acreace with a residence. The North Weld County Water
District line runs along the county road in front of this property. This
tract was separated from the other 171. 506 acres by the Good Lateral,
making a natural dividing line for the two properties.
