BARGAIN AND SALE DEED
THIS DEED is made this J L4 day of 21111.41' , 2022, to evidence that OLSON
BROS, LP, a Nevada Limited Partnership, was converted from OLSON BROS, LP, a Nevada Limited
Partnership by statement of conversion filed in the records of the Colorado Secretary of State April 13,
2017. This deed is given to evidence that as a result of the conversion the following described property
held in the name of OLSON BROS, LP, a Nevada Limited Partnership, as Grantor, sells and conveys the
following described property to Olson Bros LP, a Colorado Limited Partnership, as Grantee and successor
to OLSON BROS, LP, a Nevada Limited Partnership whose address is PO Box 86, Johnstown, CO 80534,
Grantee.
WITNESSETH, That the Grantor, for consideration less than Five Hundred Dollars ($500.00), as
intent of conveyance is to retitle the subject property, hereby sells and conveys unto the Grantee, its
successors and assigns, all the right, title, and interest of the Grantor in and to the following property in
the County of Weld and State of Colorado:
Section 29 and Section 30, Township 4 North, Range 67 West of the 6th PM., Weld County
Colorado;
South 6 feet Section 19 Township 4 North, Range 67 West of the 6th PM., Weld County
Colorado;
NW % (one quarter) and South % (one half) Section 34, Township 4 North, Range 68 West
of the 6th PM., Town of Mead, Weld County Colorado; and
East 32 (one half) Section 3, Township 3 North, Range 68 West of the 6th PM., Town of
Mead, Weld County Colorado.

"Grantor"), for the consideration of Seven hundred sixty four thousand six hundred thirty eight
and no/100 Dollars ($764,638.00) and other valuable considerations in hand paid, hereby sell and
convey to Spring Meadows Development, LLC, a Colorado Limited Liability Company (the
"Grantee") whose street address is 19480 County Road 15, Johnstown, CO 80534-9220, the
following real property in the County of Weld, State of Colorado, to wit:
A 33% undivided interest in Lot B Recorded Exemption No. 1059 -30 -1 -RE -2746 recorded
in the records of the Weld County Clerk and Recorder at reception No. 2787897 on 08/18/2000
being a part of the NE1/4, Section 30, Township 4 North, Range 67 West of the 6th P.M., Weld
County, Colorado,
also known by street and number: 6940 COUNTY ROAD 42,
reserving from such conveyance to the Grantor, all oil, gas, and other mineral rights in such
property.

EXTENT THAT THE SPECIFIC COVENANT, CONDITION, RESTRICTION, OR LIMITATION VIOLATES
STATE OR FEDERAL LAW BASED ON RACE, COLOR, RELIGION, SEX, SEXUAL ORIENTATION,
GENDER IDENTITY, HANDICAP, FAMILIAL STATUS, OR NATIONAL ORIGIN.
The policy or policies to be issued will contain exceptions to the following unless the same are disposed of to the
satisfaction of the Company:
1. Rights or claims of parties in possession not shown by the Public Records.
2. Easements or claims of easements not shown in the Public Records.
3. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, and any facts which a correct
survey and inspection of the land would disclose, and which are not shown by the public record.
4. Any lien, or right to a lien, for services, labor or material heretofore or hereafter furnished, imposed by

5. Defects, liens, encumbrances, adverse claims or other matters, if any, created, first appearing in the public
records or attaching subsequent to the effective date hereof but prior to the date the proposed insured
acquires of record for value the estate or interest or mortgage thereon covered by this Commitment.
6. Unpatented mining claims; reservations or exceptions in patents or in Acts authorizing the issuance
thereof.
7. Any water rights or claims or title to water, in or under the land, whether or not shown by the public
records.
8. Taxes due and payable; and any tax, special assessments, charge or lien imposed for water or sewer
service, or for any other special taxing district. Note: Upon verification of payment of all taxes the above
exception will be amended to read, "Taxes and assessments for the current year, and subsequent years, a
