Abatement Request: The petition for abatement or refund of taxes was submitted by Todd Stevens of Stevens & Associates, as agent for the owner, and estimates the subject value to be $600,000 ($74/sf). The petitioner did not provide any supporting documents with the abatement petition. Analysis: The commercial team reviewed the 2022 value and concluded the original value is supported. The cost approach calculates to $996,111 ($124/sf). The market approach included a review of market sales for comparable warehouse properties which ranged from $138 to $161/sf. The income approach included review of market lease information for comparable warehouse properties with a range of $10 to $14/sf NNN. Using $11/sf NNN, market vacancy (5%), market expenses (8%), and market CAP rate (7.5%), the income approach results in an opinion of value at $128/sf. Reconciliation and Summary: The Assessor's value of $1,011,244 is supported by the market and income approaches, and I recommmed denial of the abatement petition. The petitioner requested the Assessor recommend denial of the abatement to the BOCC, preserving their right to file with the BAA.
