RESOLUTION 3- 1
WHEREAS, a public hearing was held on June 30, 1972, in the
chambers of the Board of County Commissioners, Weld County,
Colorado, for the purpose of hearing the petition of Nelson, Haley,
Patterson & Quirk, Weld County, Colorado, requesting a change of
zone concerning three tracts of land and designated on submitted plat
as follows, to-wit:
No. 1: TRACTS A and B - from Transitional and
Residential Districts to "T" Transitional Unit
Development;
No. 2: TRACT C - from "R" Residential District to
"R-UD" Residential Unit Development, and
WHEREAS, the petitioner was present, and
WHEREAS, there was opposition to the change of zone, and
WHEREAS, the Board of County Commissioners has studied the
request of the petitioner and studied the recommendations of the Weld
County Planning Commission as submitted, and having been fully
informed;
NOW, THEREFORE, BE IT RESOLVED, by the Board of County
Commissioners that the petition of Nelson, Haley, Patterson & Quirk,
Weld County, Colorado, for changes of zone concerning the following
three tracts of land, to-wit:
No. 1: TRACTS A and B - from Transitional and
Residential Districts to "T" Transitional Unit
Development;
No. 2: TRACT C - from "R" Residential District to
"R-UD" Residential Unit Development,
said tracts being more particularly described as follows:
TRACTS A and B: "T" Transitional Unit Development
A tract of land located in Highland Hills Subdivision as
recorded in the records of Weld County, Colorado and
being a part of the North Half (NZ) of Section 15, Township
5 North, Range 66 West of the Sixth Principal Meridian,
Weld County, Colorado, being more particularly des-
cribed as follows:
Commencing at the Northwest Corner (NWCor) of said
Section 15, and considering the North Line of the Northwest
Quarter of the Northwest Quarter (NW4NVie) of said
Section 15 to bear North 88° 08' 30" East, with all bearings
contained herein being relative thereto:
Thence North 88° 08' 30" East, along the North Line of
said Section 15, a distance of 1823. 12 feet;

A tract of land located in Highland Hills Subdivision as
recorded in the records of Weld County, Colorado, and
being a part of the North Half (NZ) of Section 15, Township
5 North, Range 66 West of the Sixth Principal Meridian,
Weld County, Colorado, being more particularly described
as follows:

Said tract of land contains 6. 61 acres, more or less.
are hereby granted under the conditions following:
1. That any water and sanitation facilities to be installed shall
be approved by the State Health Department.
2. All applicable subdivision regulations and zoning regulations
shall be followed and complied with in accordance with the zoning
resolutions of Weld County, Colorado.
3. That all official unit development plans and standards shall
be followed and complied with in accordance with the official unit develop-
ment plan as submitted.
