Case Number: BOA23-0001
Applicant: Aristocrat Ranchette Water Project, Inc.
Planner: Chris Gathman
Request: Application for an offset and setback variance from the A (Agricultural) Zone
District for a water storage tank and pump station building. The applicant is
proposing to construct a 57 foot tall water storage tank 4 feet into the
required offset of 1 foot for every 3 feet of building height from the east
property line for a proposed offset of 15 feet. Additionally, the applicant is
proposing to construct a pump station building 15 feet into the required 20
foot setback from Good Avenue for a proposed setback of 5 feet.
Legal Description: Lot 1-A Block 62 Aristocrat Ranchettes 2"d Filing Replat, being part of
Section 27, Township 2 North, Range 66 West of the 6. P.M., Weld County,
Colorado.
Location: South of and adjacent to Good Avenue; approximately 165 feet west of
Woodruff Street. (See Legal Description for precise location.)
