Approve Termination of Road Maintenance Agreement According to Policy
Regarding Collateral for Improvements for Zoning Permit, ZPAG20-0022, for certain
uses in the A (Agricultural) Zone District outside of subdivisions and historic
townsites, specifically a private recreational facility (sports club) — Erica Walden
Trust
Whereas, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
Whereas, on November 3, 2020, the Department of Planning Services approved the
application of Franklin Corbin, Ill, and Erica Walden, 1030 County Road 15, Brighton,
Colorado 80603, for a Zoning Permit, ZPAG20-0022, for certain uses in the
A (Agricultural) Zone District outside of subdivisions and historic townsites, specifically a
private recreational facility (sports club), on the following described real estate, being
more particularly described as follows:
Subdivision Exemption, SE -122; being part of the SW1/4 of Section 29,
Township 1 North, Range 67 West of the 6th P.M., Weld County, Colorado
Whereas, on February 1, 2021, the Board of County Commissioners of Weld County,
Colorado, approved a Road Maintenance Agreement According to Policy Regarding
Collateral for Improvements between the County of Weld, State of Colorado, by and
through the Board of County Commissioners of Weld County, and SOLFLO Collective,
do Erica Walden, with terms and conditions being as stated in said agreement, and
Whereas, on September 3, 2025, the Board of County Commissioners, at the request of
the permit holder, revoked Zoning Permit, ZPAG20-0022, and
Whereas, upon recommendation of staff, the Board deems it advisable to terminate the
Road Maintenance Agreement, approved on February 1, 2021, recorded at
Reception #4679255, in the records of the Weld County Clerk and Recorder.
Now, therefore, be it resolved by the Board of County Commissioners of Weld County,
Colorado, that the Road Maintenance Agreement for Zoning Permit, ZPAG20-0022, be,
and hereby is, terminated.

Road Maintenance Agreement For:
SOLFLO Collective c/o Erica Walden — ZPAG20-0022
Request to Approve Termination of Road Maintenance Agreement:
The Department of Planning Services received a request from the Erica Walden, Owner of SOLFLO
Collective, requesting that the Board of County Commissioners consider approving the termination
of the Road Maintenance Agreement for (ZPAG20-0022). The Road Maintenance Agreement was
approved on February 1, 2021, and recorded as Reception #4679255 and Tyler #2021-0327. The
Walden's have decided to permanently close their recreation facility.
Weld County Planning Services, Public Works, and the County Attorney's Office have reviewed
the above mentioned signed original document and observed the following:
All Public Works related items, of the "Road Maintenance Agreement According To
Policy", are found to be acceptable.
This Agreement complies with the terms of the ZPAG conditional approval, as signed
by the Director of Planning Services.
Recommendation:
The Departments of Planning Services, Public Works, and the County Attorney's Office are
recommending approval of the termination of the Road Maintenance Agreement According To
Policy for ZPAG20-0022, and that this item be placed on the next regularly scheduled BOCC
Hearing, as part of the Regular Agenda.

Thank you for reaching out. As you may remember, the Road Maintenance Agreement is tied
directly to a Zoning Permit in the Agricultural Zone District (ZPAG20-0022), which has its own
set of requirements set forth by the Department of Planning Services. Do you anticipate utilizing
the jiu jitsu site for another business in the future or is this a permanent closure of the jiu jitsu use?

I received a letter from the Department of planning services about a proportional share
project for 2025 .
We recently closed our business down as of May 31, 2025. I'm happy to send you The
communication with our member base about our closure. Our business is also permanently
closed on Google. Once our taxes are filed for the last year, we will be dissolving the LLC.
Let me know what you need as far as documentation to show that SOLFLO Jiu Jitsu is no
longer operating and therefore not responsible for a percentage of the project.
