A Resubdivision is permitted within any Zone District included in Chapter 23, Article III, Division
I of the Weld County Code, as amended.
The Resubdivision process shall not be utilized to create more than two (2) additional buildable
lots.
The minimum parcel size of any Resubdivision Lot shall be determined by the underlying zone
district or Historic Townsite requirements per Chapter 23, Articles III and V of the Weld County
Code, as amended.
Resubdivision lots shall be served by an adequate water source.
Resubdivision lots shall be served by an on -site wastewater treatment system (OWTS).
Parcels created by a Resubdivision are not eligible for another Resubdivision which creates
additional lots.
A Resubdivision that result in additional lots with additional uses will required a drainage report
and detention pond design unless they qualify for an exemption to stormwater detention as
defined in Section 8-11-40.1 of the Weld County Code, as amended

Questionnaire
Answer the following questions per Section 24-9-30.J. of the Weld County Code. Please type on a separate sheet.
1 Explain how the Resubdivision complies with the recorded subdivision plat and all codes, covenants and
restrictions associated with the subdivision.
This re -subdivision cleans up property and right of way boundaries that have essentially been shared by Weld County and the School District.
This re -subdivision complies with Weld County Code, and we don' t believe their are codes, covenants or restrictions that apply to this
re -subdivision from the original Zita 1st Add of 1914.
2 Explain me reason tor me Kesubaivision request.
Clean up property and right of way boundaries between School District and Weld County
3 Explain the reason of the proposed layout.
Consistent with current and historic uses and as coordinated with Weld County.
4 Describe the existing and proposed uses of the property.
The existing use is public school, and will remain public school.
5 Describe the existing and proposed potable water source.
The existing potable water source is North Weld County Water District, there are no proposed changes or
additions for this work.
6 Describe the existing and proposed sewage disposal system.
The existing sewage disposal system is Galeton Water and Sanitation District. The existing sanitary sewer
services are to remain unchanged for this project.
7 Describe existing and proposed improvements.
Existing improvements are a school facility and associated drives, parking lots, athletic fields and playgrounds.
8 Describe the existing and proposed access to the site.
There are no changes proposed to the existing access points, one south of Grand View Avenue and 3rd Street, and one 540 feet east
of the first access described (south of 3rd Street and southwest of existing alley)
9 Describe any existing and proposed drainage, access and/or utility easements and rights -of -way.
There are no existing or proposed drainage, access, and/or utility easements. Water and sewer utilities are services with no easement.
10. Describe the current irrigation practices occurring on the site.
Irrigation is done by well
11. Describe the unique physical characteristics of the property, including, but not limited to, topography, water
bodies, CRP lands, vegetation, floodplains, geohazard areas, MS4 and airport overlay district.
Site slopes generally from northwest to southeast following historic drainage patterns. The school building is located at the west end of the
property with playgrounds, parking, and athletic fields south, north, and east of the building. No floodplain, MS4 or airport district.
12. Detail the location of any on -site oil and gas facilities, irrigation ditches/laterals, pipelines, overhead lines,
railroads, etc. Provide the names and addresses of any owner or operator of any oil and gas facilities,
