Request to Revoke Zoning Permit, ZPAG20-0022, for certain uses in the
A (Agricultural) Zone District outside of subdivisions and historic townsites,
specifically a private recreational facility (sports club) — Erica Walden Trust
A public hearing was conducted on September 3, 2025, at 10:00 a.m., with the following
present:
Commissioner Perry L. Buck, Chair
Commissioner Scott K. James, Pro-Tem
Commissioner Jason S. Maxey
Commissioner Lynette Peppier
Commissioner Kevin D. Ross
Also present:

The following business was transacted:
I hereby certify that pursuant to a notice letter dated August 5, 2025, a hearing was
conducted to consider the request of the permit holder, to revoke Zoning Permit,
ZPAG20-0022, for certain uses in the A (Agricultural) Zone District outside of subdivisions
and historic townsites, specifically a private recreational facility (sports club).
Karin McDougal, Deputy County Attorney, made this a matter of record.
Diana Aungst, Department of Planning Services, explained ZPAG20-0022 was
administratively approved on November 3, 2020, and staff received an email from the
owner, dated June 30, 2025, stating the facility closed on May 31, 2025, and is no longer
operating. Ms. Aungst reviewed two (2) options for Revocation of the ZPAG: 1) revocation
by the Board of County Commissioners due to violations, or 2) revocation by the Planning
Director if use is discontinued for three (3) consecutive years. She stated because there
is no process for vacation or voluntary withdrawal of the use, staff suggests removal of
the ZPAG, and the formal revocation process pursuant to Section 23-4-1240, of the Weld
County Code, will accomplish the applicant's request.
No public testimony was offered concerning this matter.
Commissioner Ross moved to approve the request of the permit holder for the revocation
of Zoning Permit, ZPAG20-0022, for certain uses in the A (Agricultural) Zone District
outside of subdivisions and historic townsites, specifically a private recreational facility

(sports club), based on the recommendations of Planning staff. The motion was seconded
by Commissioner Maxey, and it carried unanimously. There being no further discussion,
the hearing was completed at 10:03 a.m.

The Board of County Commissioners of Weld County, Colorado, approved the above
and foregoing Hearing Certification, on motion duly made and seconded, by the following
vote on the 22nd day of September, A.D., 2025:
