The applicant requests the annexation be zoned Holding Agriculture (H -A). See Attachment B for proposed zoning. COMPREHENSIVE PLAN The property is within the City of Greeley's Long -Range Expected Growth Area (LREGA) and the proposal complies with City of Greeley Comprehensive Plan policies. ANALYSIS The total contiguity across all three annexation applications is 36% contiguous with existing municipal limits which meets the State of Colorado one -sixth (16.67%) contiguity standard regarding annexations. The proposed annexation is consistent with present growth patterns and Comprehensive Plan policies. This site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear to be met by this requested annexation. No annexation agreement is anticipated. Municipal public safety services, including fire and police, will be available upon annexation. Currently, no other city -level municipal services such as parks, water, and sewer will be required at the time of annexation. The extension of services would be required to be evaluated and provided with any future development proposal at the cost of the developer and/or metropolitan district. The estimated number of students generated by the proposed development will be evaluated during future development review. The RE -2 Eaton School District and School District 6 — Greeley have been notified of the applications.
