RE: Can Serve Letter - Pelican Lake Ranch, Filing No. 2
Dear Mr. O' Donnell,
Central Weld County Water District has the ability to serve Pelican Lake Ranch, filing no . 2 under specific conditions.
The property is described as follows:
PORTIONS of 4-3-65, 8-3-65, 9-3-65 and 17-3-65 to include Parcels 121308000014, 121309000026,
121317100016, 121304000038
The Beebe Draw Farms Authority will be responsible for line installation costs to be determined in a separate study.
The purchase of water taps will be the responsibility of each new land/lot owner. A separate study fee (commitment
Fetter) will be required for each lot. A deed or contract showing the specific lot will be required from each landllot
owner. As of January 22, 2025, District records indicate there are 95 .5 dedicated shares of CBT remaining for Pelican
Lake Ranch and 11 vacant lots in the current development with no tap purchased. This equates to 191 budget taps to be
purchased on a first come, first serve basis for the current development and proposed Filing No. 2. Beebe Draw Farms
Authority will be required to purchase additional CBT water rights and transfer the ownership to the District prior to
full development of Filing No. 2. Once the existing 953 dedicated shares of CUT are assigned, no additional water will
be available without additional water rights being transferred to the District.
All requirements of Central Weld County Water District, Northern Colorado Water Conservancy District and the U . S.
Bureau of Reclamation must be satisfied prior to water service being available. Central Weld County Water District
will require that Line Extension and Tap Agreements be consummated prior to installation of lines and taps or this letter
shall become null and void unless extended in writing by the District. Central Weld cannot issue taps until all
requirements are sails tett This is in accordance with the Rules and Regulations of Northern Colorado Water
Conservancy District Tap fees for Pelican Lake Ranch are established by Beebe Draw Farms Authority and may differ
from the tap fees for other District customers.
Due to the rapid cost increase of raw water, existing tap fees may not apply for water service to this property . The
District will not notify, by separate letter, any prospective landowners or land purchasers of tap fee or line extension
cost increases. The cost of a line extension will be paid in advance by Beebe Draw Farms Authority in accordance with
District policy, This water service notification is valid within one ( 1 ) year from the date of this letter. It is your
responsibility to confirm with your local Fire Protection Authority if fire flow water capacity is required for your
project.

Dear Mr. Wernsman:
United Power is the provider of electric service in the area to the proposed Pelican Lakes
Subdivision, residential lots development. Located in Unincorporated Weld County, state of
Colorado.
Payment will be required for any new infrastructure.
There is electrical distribution in the area that may or may not need to be upgraded, depending on
the requirements of the site, in order to provide capacity and safe reliable power to the area.
Service will be provided according to the rules, regulations, and policies in effect by United Power
at the time service is requested.

RE : Availability of Natural Gas or "Will Serve" notification regarding proposed project Pelican
Lake Ranch Filing No . 2 at approximately the NE corner of CR 39 & CR 32 in the Town of
Platteville , County of Weld, and State of Colorado .
To whom it may concern:
Atmos Energy Corporation is willing and able to construct the necessary natural gas
distribution infrastructure to serve the proposed/planned property Pelican Lake Ranch
Filing No. 2 at approximately the NE corner CR 39 & CR 32, in the Town of Platteville.
The cost to extend or construct the natural gas line infrastructure, including individual lot
service lines, are borne by the developer/owner requesting the extension of the natural
gas line infrastructure . The developer/owner requesting natural gas service, including
requests for new developments, of such a size and magnitude as to effect the integrity and
reliability of the natural gas distribution system without additional reinforcement shall be
responsible for the reinforcement costs and said costs will be included as part of the
overall Main Extension and Service Line cost.
The developer/owner will be responsible for providing utility easements necessary for the
installation of the natural gas infrastructure if not already provided in the utility easement within
the road right of way . At the time of installation, the utility easements for the natural gas main
extension and/or service line(s) shall be to final grade with clear access to the easements and all
property pins should be visible and clearly marked . If necessary, all sleeves for road crossings
shall be installed prior to the installation of the natural gas main extension as per specifications
provided by Atmos Energy Corporation .
The construction and installation of all-natural gas infrastructures will adhere to Atmos Energy
Corporation specifications and Tariff on file with the Colorado Public Utility Commission and
are subject to State and Federal Regulatory and Pipeline Safety oversight.
