Buck, Chair Commissioner Scott K. James, Pro-Tem — Excused Commissioner Jason S. Maxey Commissioner Lynette Peppler Commissioner Kevin D. Ross Also present: Acting Clerk to the Board, Jan Warwick Deputy County Attorney, Karin McDougal Department of Planning Services Representative, Angela Snyder The following business was transacted: I hereby certify that pursuant to a Notice dated July 24, 2025, and duly published July 26, 2025, in the Greeley Tribune, a public hearing was conducted to consider the request of the Pelican Shores North Homeowners Association, and the Pelican Shores South Homeowners Association, for Planned Unit Development Final Plan Amendment, PUDF24-0003, to the Pelican Shores PUD (PF-1011) to adjust the internal lot lines between Tract A and Tract B. Karin McDougal, Deputy County Attorney, made this a matter of record. Angela Snyder, Department of Planning Services, presented a brief summary of the request for an adjustment to the property line, documented the sign posting, and described the homes located on both sides of the Saint Vrain Creek, being the Pelican Shores North and South Homeowners Associations. Ms. Snyder explained the PUD Code criteria, entered the favorable recommendation of the Planning Services staff into the record, as written, and displayed images of the site and surrounding views. Seth Holland, President of the Pelican Shores North Homeowners Association (HOA), relayed this request is a culmination of a six (6) year joint project between the North and South Pelican Shores HOAs, with the intent of allowing residents on the south to access the Saint Vrain Creek, and save the north residents the responsibility of maintaining the bank of the lake. ce . ?LOA/Kw/DA/AS/KR) �t/06(2 2025-2218 PL1678 Hearing Certification (PUDF24-0003) — Pelican Shores North Homeowners Association, and Pelican Shores South Homeowners Association Page 2 No public testimony was offered concerning this matter. Commissioner Ross moved to approve the request of the Pelican Shores North Homeowners Association, and the Pelican Shores South Homeowners Association for Planned Unit Development Final Plan Amendment, PUDF24-0003, to the Pelican Shores PUD (PF-1011) to adjust the internal lot lines between Tract A and Tract B, based on the recommendations of Planning staff, with the Conditions of Approval, as presented. The motion was seconded by Commissioner Maxey and it carried unanimously. There being no further discussion, the hearing was completed at 10:19 a.m. The Board of County Commissioners of Weld County, Colorado, approved the above and foregoing Hearing Certification, on motion duly made and seconded, by the following vote on the 27th day of August, A.D., 2025: Perry L.
