a - Section 24 9 20.A
1. A Resubdivision is permitted within any Zone District included in Chapter 23, Article III, Division I of the Weld
County Code, as amended. - A (Agricultural Zone District)
2. The Resubdivision process shall not be utilized to create more than two (2) additional buildable lots. - This request is to
Vacate Right-of-way and combine lots resulting in one buildable lot.
3. The minimum parcel size of any Resubdivision Lot shall be determined by the underlying zone district or Historic
Townsite requirements per Chapter 23, Articles III and V of the Weld County Code, as amended. - The parcel size after the
Resubdivision is +1- 1.52 acres. This acreage does not meet the minimum 35 -acre requirement as stated in the Agricultural
Zone District. However, since these lots are platted lots, created in 1908, the 35 -acre requirement does not apply.
4. Resubdivision lots shall be served by an adequate water source. - The subject Lot will continue to be served by well
permit #332923-A.
5. Resubdivision lots shall be served by an on -site wastewater treatment system (OWTS) or public sewer. - The subject lot
will continue to be served by an onsite-wastewater treatment system number G19870031.
6. Parcels created by a Resubdivision are not eligible for another Resubdivision which creates additional lots. - This lot has
is not creating additional lots
7. A Resubdivision that result in additional lots with additional uses will require a drainage report and detention pond
design unless they qualify for an exemption to stormwater detention as defined in Section 8-1 1-40.1 of the Weld County
Code, as amended. - This proposal is not creating additional lots
