Incorporates measures to minimize noise, dust, and traffic disturbances. -. - �.--t)?.y-.w _ N } tCyt i Site Context & Compatibility • • Purpose: To enhance operational efficiency by reducing transportation distances for materials. • Currently, materials are stored over 13 miles away at WCR 49 and WCR 46. • New location will reduce impact to residents and roads Location Compatibility: • Surrounded by ag operations and oil & gas facilities 8 Meets Zone District Intent • • The site is in the Agricultural (A) Zone District, which supports ag activities, natural resource extraction, and energy development. The proposed use aligns with the zone's intent by: • Supporting energy development • Not interfering with surrounding agricultural operations • • • • • Consistent with Comprehensive Plan Agricultural Heritage: Avoids prime ag land and supports natural resource development. Private Property Rights: Respects neighboring landowners and private property rights. Economic Growth: Supports economic stability and reduces regional truck mileage. Health & Safety: Dust control, stormwater management, limited hours, and traffic mitigation all support public welfare.
