The owner supplied actual building costs totaling $4,508,016. Building Cost Land Total Value $4,508,016 - $5,066,266 + $1,033,515 $5,541,531 - $6,099,781 The owner supplied costs were reviewed and are reasonable. Therefore, a representative cost value is $5,541,531 or $239/sf. Market Approach: Market sales for industrial flex buildings and storage warehouses include: • Comp 1 Frederick; 25,000 sf Industrial Flex building built in 2019 on 3.87 acres; sold 11/2021 for $6,700,000 or $265/sf. • Comp 2 Mead; 20,000 sf Industrial Flex building built in 2019 on 1.86 acres; sold 12/2020 for $4,648,500 or $232/sf. • Comp 3 Mead; 18,000 sf storage warehouse built in 1982 on 5.6 acres; sold 9/2021 for 3,750,000 or $204/sf. With unadjusted sales ranging from $204/sf - $265/sf, a representative market value is $5,450,000 or $235/sf. Income Approach: Climbing Collective is owner occupied so an income approach was not developed. Reconciliation and Summary: The cost approach is the best approach for the subject since the subject is a special use property and the building was recently constructed in 2023. The result of the cost approach is $5,541,531. The sales approach resulted in a value of $5,450,000 and supports the cost approach. I recommend the property value be reduced to $1,033,515 ($1.95/sf land) for 2023 which will result in an abatement of $17,145.18 in taxes. I also recommend the property value be reduced to $5,541,531 ($239/sf) for 2024 which will result in an abatement of $32,287.34 in taxes. The owner has agreed with the assessor's valuation using the cost approach.
