(Agricultural) Zone District.
Legal Description: Lots 1, 2, 7, and 8 being part of the 5W114 SF1/4 of Section 10,
according to the Subdivision of Lands by the Union Colony of Colorado; Lot 1 being part
of the NWI/4 NEI/4 of Section 15; Lot 2, lying north of U.S. Highway 34 and east of the
canal of the Greeley Irrigation Company, being part of the NWI/4 NEI/4 of Section 15;
and a tract of land being part of the SWI/4 NEI/4 of Section 15 all located in Township 5
North, Range 65 West of the 6th P.M., Weld County, Colorado.
Location: South of and adjacent to East 18t" Street; approximately 0.25 miles west of
Fern Avenue.

Staff finds that this Change of Zone is consistent with Section 23-2-30.A.
Section 23-2-30.A.1. — That the proposal is consistent with Chapter 22 of the Weld
County.
Section 23-2-30.A.2. — The uses which would be allowed on the subject property by
granting the change of zone will be compatible with the surrounding land uses.
Section 23-2-30.A.3. — Adequate water and sewer service can be made available to
the site to serve the uses permitted within the proposed zone district.
Section 23-2-30.A.4. — Street/Roads providing shall meet the minimum criteria or the
applicant shall enter into an Improvements Agreement.
Section 23-2-30.A.5. — In those instances where the following characteristics are
applicable to the rezoning request, the applicant has demonstrated compliance with
the applicable standards:
Section 23230A5.a No Overlay Districts
Section 23-2-30.A5b. - Does not interfere with mineral extraction
Section 23-2-30A5.c. — Soil limitations can be overcome on a 94% of the
acreage

Where We Work:
We extend North to the Wyoming border, East to New
Raymer and West to the Weld County line. Our Southern
boundary is a little harder to verbalize as we share southern
Weld with several other Conservation Districts, but the
boundary includes: Johnstown/Milliken area, Lasalle, Kersey
and down around Keenesburg.
The District boundaries are entirely within Weld County.

CONSISTENCY WITH WELD COUNTY COMPREHENSIVE PLAN
• The Weld County Comprehensive Plan identifies where
this site is located as an annexation area, urban area,
within a Weld County Opportunity Zone. The
agricultural use of the property will conserve its ability to
be developed in the future.
• Agriculture use of this property is similar with the
majority of surrounding land uses as there are several
Weld County properties that are also zoned agricultural
that are adjacent to the area.
With the proximity of other similar operations in the
vicinity, a Change of Zone to A (Agricultural) is
compatible with the surrounding land uses.
The City of Greeley comprehensive plan identifies the
area where this property is located as a long range
expected growth area suitable for future development.
