CDOT bases traffic volumes upon the ITE Trip Generation Handbook. The 11th Edition Land Use Code #254 Assisted
Living Facility has a daily traffic rate of 2.6, AM Peak Hour rate of .18 and PM Peak Hour rate of .24 is multiplied against
the defined units (# beds). Please see these calculations and current use comparison below.
Current Uses
10 ADT (Single Family Residential) 6 -bed, 6 bath
+ 2.Agricultural Field

Proposed Use

USR23-0046 was originally sent out for comments on December 20, 2023, for the request of one Residential
Therapeutic Center. Following this referral period, it was sent out for a second round on February 8, 2024 for the
addition of a second Residential Therapeutic Center. The request has now changed back to one Residential Therapeutic
Center.
Therefore, Staff requests you review the application materials from the original submittal and review your original
referral response, and return the Referral Form with any additional comments to Maxwell Nader by December 4, 2024.
