Nearby Highway System 1. 2 -miles east of I-25 2. 4 -miles south of Highway 52 3. 3 -miles north of Highway 7 CDOT bases traffic volumes upon the ITE Trip Generation Handbook. The 11th Edition Land Use Code #254 Assisted Living Facility has a daily traffic rate of 2.6, AM Peak Hour rate of .18 and PM Peak Hour rate of .24 is multiplied against the defined units (# beds). Please see these calculations and current use comparison below. Current Uses 10 ADT (Single Family Residential) 6 -bed, 6 bath + 2.Agricultural Field = 12 ADT Proposed Use 1 -acre "Residential Therapeutic Center" "16 beds" ITE Trip Generation Handbook - Assisted Living Facility Land Use #254 calculations are as follows; 2.6 Daily Tx 16 beds (as noted in the Application) = 42 ADT (a 350% increase in ADT), 3 AM PEAK Hour turns, 4 PM PEAK Hour turns CDOT Comment. While a notable overall increase in average daily traffic, this 1st development of the parcel does not rise to the level of requiring a CDOT permit for any of the nearby highway systems, given the information provided in this application.
