HomeMy WebLinkAbout740798.tiff PROCEDURAL GUIDE FOR SUBDIVISION APPLICATION Weld County Planning Commission 915 10th Street, Greeley, Colorado Phone 356-4000 Ext. 404 Any person, firm, group, legal entity, or duly authorized legal agent filing a proposed subdivision application for the intended subdivision of any parcel of land within the unincorporated area of Weld County, State of Colorado, shall be required to comply with the following procedures and conditions (except in those cases where one or more of the following procedures or conditions are waived by the Planning Commission or its authorized agent) in accordance with the Weld County Subdivision Regulations. Please refer closely to the appropriate sections of the Weld County Sub- division Regulations. 1. The applicant shall submit a Sketch Plan to the Office of the Deaprtment of Planning Services prior to the submission of a Preliminary Plan. The Sketch Plan will enable the subdivider and planner to render an informal preliminary review of the proposed subdivision for general scope and conditions which might affect the plan. Said plan should include the elements listed in Section 4-1 of the Weld County Subdivision Regulations. This procedure shall not require formal application, filing fee, or filing of plans with the Planning Commission. The applicant shall submit the required Preliminary Plan mater- ials and supporting documents of a proposed subdivision to the Department of Planning Services. Submission requirements are discussed in detail in Section 5 of the Weld County Subdivision Regulations. The Preliminary Plan shall be accompanied by the appropriate fee. The Preliminary Plan shall be reviewed and placed on the Agenda of the Planning Commission meeting withinisixty 060) days. The Planning Commission shall issue its recommendations as to the Preliminary Plan approval or disapproval within twenty- one (21) days of the review date. 3. Following approval of the Preliminary Plan, the applicant shall submit a Final Plat within twelve (12) months after the approval date of the Preliminary Plan. Thereafter, approval of the Pre- limary Plan will have expired unless a Final Plat has been sub- mitted to the Planning Commission within that 12 months or a mutually agreed upon extension has been granted by the Planning Commission. The Final Plat submission shall conform to the approved Prelimi- nary Plan and the requirements contained in Section 6 of the Weld County Subdivision Regulations. The appropriate fee must accompany the Final Plat submission. The Final Plat shall be acted upon by the Planning Commission at a meeting scheduled for submission review within sixty (60) days or another mutually agreed upon period of time. Within ten (10) days after the review of the Final Plat, the Planning Commission shall send written notification of its review to the Board of County Commissioners. The Board shall hold a hearing on the Final Plat within forty- five (45) days of receipt from the Planning Commission at a regularly scheduled public meeting. Pending approval, the Planner shall record the Final Plat with the County Clerk and Recorder within five (5) working days of approval of the Final Plat by the Board. 4. All Sketch Plans, Preliminary Plans, and Final Plats shall con- form to the requirements and specifications and shall be sub- mitted in the manner prescribed in the Weld County Subdivision Regulations.
