Staff comments made during this phase of the application process may not be all-inclusive as other issues may arise during the remaining application process. COMMENTS GENERAL PROJECT INFORMATION/LOCATION Project description: AMENDMENT TO THE PEAKS @ MTN VIEW PUD (S-511) TO EXPAND THE BUILDING ENVELOPE ON LOT 4. This project is north of County Road 12 and is west of Fir Avenue. Parcel number: 070532302003. ACCESS Access is from Fir Avenue (via Peak Lane which is a County unmaintained subdivision cul-de-sac). ROADS AND RIGHTS -OF -WAY Peak Lane is a gravel cul-de-sac road that lies within a 60 -foot right-of-way (65' radius within the bulb) dedicated with, "The Peaks @ MTN View Final Plat Map (Reception Number 2762590)". Pursuant to the definition of setback in the Weld County Code, Section 23-1-90, the required setback is measured from the right-of-way line. The physical location of Peak Lane may not be centered in the right-of-way. This road is not maintained by Weld County. Fir Avenue is a paved road and is designated on the Weld County Functional Classification Map (Code Ordinance 2017-01) as a local road, which requires 60 feet of right-of-way. The physical location of Fir Avenue may not be centered in the right-of-way. This road is maintained by Weld County. TRAFFIC No Traffic Narrative or traffic information is required with this amendment. DRAINAGE No Drainage Narrative or drainage information is required with this amendment. CONDITIONS OF APPROVAL The plat shall be amended to delineate the following: 1. Peak Lane is a gravel cul-de-sac road that lies within a 60 -foot right-of-way (65' radius within the bulb) dedicated with, "The Peaks @ MTN View Final Plat Map (Reception Number 2762590)". The applicant shall delineate and label on the plat the existing right-of-way (along with its creating documents) and the physical location of the road. (Development Review) 2. The property owner or operator shall be responsible for controlling noxious weeds on the site, pursuant to Chapter 15, Article I and II, of the Weld County Code. (Development Review) 2. Weld County is not responsible for the maintenance of on -site subdivision roads. (Development Review) 3. The historical flow patterns and runoff amounts on the site will be maintained.
