HomeMy WebLinkAbout20242908.tiffMinutes of the Weld County Board of Adjustment Meeting Tuesday, October 15, 2024 A regular meeting of the Weld County Board of Adjustment was held on Tuesday, October 15, 2024, in the Hearing Room of the Weld County Administration Building, 1150 O Street, Greeley, Colorado. The meeting was called to order by Chair Gene Stille at 11:10 a.m. Roll Call. Present: Gene Stille, Pamela Edens, Michael Wailes, Hunter Rivera. Excused: Karl Kohlgraf, Todd Baker. Also Present: Diana Aungst, Department of Planning; Matthew Conroy, County Attorney; and Michelle Wall, Secretary. Motion: Approve the October 1, 2024, Weld County Board of Adjustment minutes, Moved by Michael Wailes, Seconded by Hunter Rivera. Motion passed unanimously. Diana Aungst Variance to offsets under Chapter 23, Article III, Section 23-3-340.B (encroachment of about seven (7) feet into a seventeen (17) foot offset.) Lot B Subdivision Exemption, SE -206, being part of the SW1/4 of Section 4, Township 5 North, Range 65 West of the 6th P.M., Weld County, Colorado. South of and adjacent to 8th Street; west of and adjacent to Ash Avenue. (See Legal Description for precise location.) Diana Aungst, Planning Services, presented Case BOA24-0003, reading the recommendation and comments into the record. The Department of Planning Services recommends approval of this application along with conditions of approval. Pam Edens asked Staff if the floodplain had changed prior the design of the building. Ms. Aungst replied that the floodplain has been there since the 1980s. In 2023, an update increased the base flood elevation a little bit. Ms. Edens asked where the elevated part of the building was located. Ms. Augst explained the roof was designed so the higher part is adjacent to the neighboring property. When the water flows from the roof, the water will flow away from the neighbor's property into the street and into the Greeley storm water. Chad Sanger, Turn Key Builders, PO Box 189, Eaton, Colorado. Mr. Sanger said they are the general contractor and did the design work for the building. He explained the design of the roof is to detour the water away from the neighbor. Ms. Edens told Mr. Sanger that she appreciated they took the neighbors into consideration. She asked if trucks will have more room to park in front of the building. He said it will help with parking and they have added a second dock. The Chair asked if there was anyone in the audience who wished to speak for or against this application. No one wished to speak. Motion: Approve BOA24-0003 along with the Conditions of Approval as proposed by Staff, Moved by Pam Edens, Seconded by Hunter Rivera.
