heir. llQyla stated Mr. Baker had sold 4 tra is from his property,: if any
more are sold he would be a subdivider. They are asking approval to
sell 2 more lots by metes and bounds without subdividing. Mr. Moberg
stated lots 5 and 6 could be sold as one piece of property. Mr. Ruyle
stated they are asking that the technical aspects of complying with fi
ing of a plat be waived and accept the plat presented as is was. He
was informed lots 5 and 6 must be filed as a subdivision and show a 20
dedication before they can be sold. No action was taken.

Vacate Sunset Valley Subdivision

Mr. Willis Kulp and Gerald McCrea
Mr. Kulp stated that the area is in the process
to enlarge the mobile home park. The property
lots or developed and none of the easements are
of a zone change to MH
has never been sold as
in use.
Be it there fore resolved, the Weld County Planning Commission ap•
proves the request to vacate Sunset Valley Subdivision. Motion by Mr.
Bartels, seconded by Mr. Bowles. A unanimous vote of "Aye". Motion
carried.
Addition to Resolutions
Mr. Watson stated the County Commissioners denied the petition of Farr
Farms Company for a zone change "I" to "A" because the Farrs decided
against the zone change of zone. What they would like to work out is
an addition to .."I" zone which would be sub -heading (e) to include com-
mercial feed lots. Mr. Telep stated it was zoned "I" in the first
place to keep small housing out. This -included Farr -..Feed -Lots as a nor
conforming use. To include this in "I" it would still have to have the
approval of the Planning Commission and the County Commissioners. Mr.
Moberg stated it could almost be interpeted that way now as it includes
packing and slaughter houses. Mr. Watson stated every situation would
get a review. Mr. Telep stated by adding the use to "I" it would make
the Farr Feed lots conforming. Mr. Hopkins stated he bestitated to
make a decision on it today. The matter was tabled until a later date.
