Attn: Diana Aungst Our concern continues to be the inappropriate changes in Zoning in our Rural Area. The Weld County Planners put a moratorium on RV storage facilities for a reason, they felt that the expansion of said business were already saturating Agricultural Land and Properties in Weld County. That being said asking for a change in Zoning to allow this does NOTHING to stop the lack of need for an expansion of an RV Storage Facilities in this area. There are already four (4) other RV Storage Facilities in the surrounding area and continue to be an eye sore for the actual neighbors that have to live near most have which have made significant investments in their homes and properties. By providing an alternative the the RV Storage Moratorium by allowing a re- zoning only continues to allow a presidence for other projects later to apply for even less desirable builds and re -zoning. Please consider the effects in an area that is made up mostly of rural residential properties and the effects it will have on property values, way of living, and other virtues of us residents already living in the area. It has already been established that once past the planning board that the over zealous County Commissioners are ruling in favor of said projects even though the current infrastructure is not in place to support such re -zoning projects. Our hope is that a NO change to the zoning in this case and that the Planning Board would VOTE to deny any such re -zoning for not only this project which in doing so stops any addition presidence for additional projects that are also in the process of a re -zone request. We are Jim and Shirley Beliveau and our house is located at 8285 County Road 2, Brighton, Co. 80603. Although our property is not within the 500 feet radius of the proposed zoning change, we are within one mile and we will be directly impacted by what type of commercial businesses will be allowed to be established if this zoning change is approved. I encourage you and the Weld County Commissioners to look closely at the impact of continually taking away agricultural land. Our efforts as a county should be to encourage and establish land for crops, livestock, preservation of open land, preserving our water resources, etc. Let's look at ways to feed the hungry, house the homeless, find jobs for the unemployable. Seems to us this would be a better use of your time and our money! And by the way, send a note to the Weld County Sheriff department that they could earn thousands of dollars every day in speeding tickets on County Rd 2 between 125 and Hwy 85. This road is a race track for people not wanting to use Hwy 7 because of the stop lights and road damage. Atten: Diana Aungst We recently received a letter with proposed plans to consider changing an Agricultural/Residential zoned property to Business/Commercial across the street from us. This has been an Agricultural/Residential Community with well over 35 homes surrounding this section. It is zoned that way from the County for the purpose of having families like my own to raise our children and nurture a ranch and farm environment. We should ask ourselves how can neighborhoods with livestock blend with C-3 Business/ Commercial zoning that is so broad with potential to have radical impacts on what already exist. The precedent with this decision has many ramifications. We now currently live across the street from the RV Storage that was passed from an old USR ruling which has its own challenges. Traffic, noise pollution, and increased crime. The storage facility did not meet the compatibility criteria for our AG Zoning than and this is entirely more radical than that. We have seen increased activity for zone changes from land owners who do not reside on their properties. We believe Weld County should take a measured approach to the application of zone changes with a pause to see how development continues under the current structure. Collaborate with the community and work towards compatibility with a more structured approach. We have many concerns with this proposal. 1) Uncertainty of what can be built across from our home. A C-3 Business/Commercial Zone which is broad and has many potential unsuitable uses. 2) Increased traffic on CR 2 and CR 19 which are 2 lane roads with many accidents already. 3) Integrity of Residential/Agricultural Community that we enjoy residing in. 4) Devaluing homes within our community with the wrong type of businesses. We moved here to enjoy the AG life like so many and have built a generational family estate to enjoy for many years with our children and grandchildren. My conversations with our neighbors who actually live on their land and have a vested interest to protect the well being of their families, property and community oppose these radical changes from AG/Residential to C-3 without having any type of proposal of what type of commercial business is put in. Please consider each resident as if it was your own home and what you would prefer for your family if you were the one living there. We may have a community that is spread out because of our acreages but we are a neighborhood of families that built our homes to be in the country not in an industrial business park. Attn: Diana Aungst, Our concern continues to be the never-ending barrage of Zoning change requests in our Rural Area.Three years ago the Weld County Planners put a moratorium on RV storage facilities because they saturate Agricultural Land and Properties all over Weld County. There are already four other RV storage facilities in the surrounding area that are an absolute eye sore and big traffic impact for the actual neighbors that live near these facilities. Continued consideration of these re -zoning requests only continues to set and allow a precedent for other projects that are even less desirable builds and re- zoning if that's possible. Please consider the effects and impact on an area that is comprised mostly of rural residential properties and the effects it will have on property values and the residents way of life. Each one of these that continues to get approved only attracts more of the same and continues to erode the landscape of the rural setting. Our hope is a NO vote on this zoning request and that the Planning Board would VOTE to deny any such future re -zoning requests in this same vicinity as to not set a precedent.
