My business name is French Bred Frenchies. I operate a dog breeding facility. 2. My dream has always been working with animals. I have a passion for studying and reproducing quality genetics. I love bringing animals and people together that fall in love and watch a life long genuine love grow. 3. The current and previous use of the land we own is and will always be agricultural. 4. The building I use for my dogs' homes is approximately 165 feet from my residence. It is 510 feet from the neighbor to the west and 360 feet from the neighbor to the east. 5. All properties surrounding me are either farmed or agriculture use. Having animals on my property feels appropriate for my area. Both neighbors have dogs. 6. I do not have specific hours of operation as I am not a business that is open to the public. I am generally down with my dogs everyday 7 am to 8 pm. When I have a momma that just had her babies it is not uncommon for me to be down there throughout the night. My dogs are my life. Spending time with them and caring for them is my first priority. 7. I do not have any employees. My grandchildren do come around quite a bit and help out or play with the dogs. 8. It is not common for anyone to be on our property that isn't family or guests. Outside of holidays when family is here maybe 1-2 people a week (usually family) stop by for a period of time. 9. I rarely expect to ever have more than 25 adult dogs on premises. At this time I have approximately 16 dogs but that number fluctuates throughout the year. 10. The operating and processing equipment I currently have for my breeding business is a progesterone machine and an ultrasound machine. 11. There are currently 5 structures on this property (primary residence, garden shed, kennel, dog house, storage shed and my husband's shop). 12. There is not currently any stockpile, storage or waste areas. Any feces from the dogs is gathered and disposed of in the trash which is picked up and hauled away bi-weekly. 13. Outside the normal residential debris from our home there is minimal disposal of any items. The only consistent items of disposal from the kennel are dog food bags. Those are taken out as empty bags come available and taken to the dumpster for trash service. 14. There are currently no plans for additional structures at this time. 15. The majority of our property is pasture. I do have crushed asphalt down our driveway and around my home and up to each of the outbuildings. The front of my home is xeriscaped and I have grass in my backyard. 16. Regarding parking, there are no specific parking spaces since we are not a public facility. 17. No additional fencing is currently planned. At this time Each dog run is fenced individually with commercial grade kennel panels, I have one play ground that is fenced with chain link. I also have the entire front part of my property fenced to assure if one of my dogs gets out it can not leave the property and it also keeps unwanted predators from coming on the property and causing potential harm to any of my animals. 18. The front of the residence is xeriscape, the back of the residence is grass and the rest of the common area is dirt or crushed asphalt. 19. I am not aware of any plans for any type of reclamation process to occur. 20. The current fire protection measures we have in place are we have a fire extinguisher in each room of my kennel. In the event of a fire we have a plan to let all the dogs out to run away from the fire knowing the property is completely fenced. I have an emergency group on my phone to alert nearby friends and family simultaneously to come and help gather dogs and take them to their personal residence. 21 22 * 23. I am unaware of any future development near my residence. 24. My kennel in no way impacts the protection of the health, safety and welfare of any inhabitants of the surrounding homes. There is no neighborhoods near my residence that will be impacted. 25. The current location of my kennel in no way negatively impacts any agricultural land or use of land. My kennel is located inside a small part of an existing building and the exterior runs are located between two buildings which have no benefit for farming. When I purchased this property there was an existing well (permit # 315922). That well provides potable water to the primary residence along with the barn and shop. 2. There is a septic system for the primary residence and my husband put in a sewage system (fresh and gray water only as we pick up the solids first prior to rinsing and dispose of them in the dumpster ). We did add a water drain for washing out the kennels to keep them clean. 3. There will not be a separate structure for warehousing. The only items that will be stored is dog food. This is a consumable item and the quantity of food bags on hand will fluctuate. 4. There are no stockpiles of chemicals or petroleum on the premises. There will also be no stockpile of waste. All waste is taken to the trash dumpster that is picked up weekly. 5. There is no fuel being stored on the premises. 6. There will be no washing of vehicles on premises. The only vehicles are used for personal use. 7. My husband put in a sewage system (fresh and gray water only as we pick up the solids first prior to rinsing and dispose of them in the dumpster ). We did add a water drain for washing out the kennels to keep them clean. 8. There will be no air emissions necessary. We do not perform any tasks that require ventilation. 9. N/A 10. I do not believe a nuisance plan is necessary. Out of respect I do lock my dogs inside the building at night for additional noise control. Barking is not an issue but taking extra noise precautions. All waste is disposed of in a dumpster that is hauled away to avoid any smell nuisance. My dogs have a temperature controlled inside area with individual fresh water and food bowls. They also have soft beds that keep them off of the ground. They individually have a choice to stay inside or use their doggie door to go outside and play. Outside they have a large play area with balls, toys, a jungle gym and teather ball. There is plenty of room for basking in the sunshine or laying in the shade. Surface Use Agreement To whom it may concern, We, Edie Pittman and Marvin Spayd, own the mineral rights to this parcel of land. The mineral rights were transferred over when we purchased this property. Respectfully, Edie Pittman Drainage Report All dirt slopes away from the building preventing exterior water from entering the building. Any inside water exits the building via in floor drain that slopes into a septic system Grady Weichel, G&S Enterprise 303-668-1116, is working with Weld County currently to get it permitted. I will have septic inspections and cleanings performed as suggested by pumpers. Vegetation is removed from the external 50' x 60' play area and in pastures vegetation is kept mowed. Dust control is managed through natural vegetation on the property. In the external play area we wet the dirt on windy days. There will be a light misting not enough water to cause run off. Landscape and screening plan The current landscape on premise includes blacktop down drive way and to outbuilds. Xeriscape front lawn and grass back lawn of primary residence. There are no additional plans for landscaping. Then with a test group of the kennel doors open and distraction initiated to induce dogs barking for the second reading. Four readings were taken at each test point and the high/low are noted below. The first set was taken near the kennel building, 50 feet from the kennel and the property line. Photographs are included of the readings along with a map of the locations relative to the kennel and surrounding area. A Meterk MK09 Sound Level Meter was used to conduct this test. I am very cognitive of excessive barking and I will immediately address the barking with positive corrective training. We take the purchased puppies to them. Once a year we have a vet come and administer vaccinations. The only people who came at will are my family. Waste Handling, Dust Abatement and Noise Abatement Waste Handling - We scoop up all solid waste and rinse any urine down the rain. The solid matter is thrown in the trash dumpster and hauled away. Any outside solid waste is also collected and placed in the dumpster. Dust Abatement - All pastures are mowed but left long enough to keep dust and dirt down. The only area that is clear of debris is the play yard. That yard had shade blockers along the fence which also helps with dust control. On hot breezy days I will spray the yard to keep any dust from blowing. Noise Abatement - All dogs are brought in in the evening and locked inside to avoid any barking causing disturbance.
