To whom it may concern,
I have lived at 1308 East 20th Street for 21 Years. I have had livestock on the property the entire
time that I have resided here. We have animals located on the East 20th Street side of the
property so that the kids that walk to school can stop and pet them. Over the years we have had
a consistent number of people that specifically come by with their kids or grandchildren for the
sole purpose of feeding the animals snacks and spending quality time with their family enjoying
the animals. We use our horses to do professional sorting and penning across the country. We
have an indoor arena that was built in 2020, that is used as a training and conditioning facility for
the horses. There are people from time to time that come over and work on their horses in the
arena. We do not charge friends, family members, or guests to ride in the arena. We have the
Girl Scouts out once a year to teach them horse safety and animal care. This also allows them to
complete the required training to earn their prized merit badge. The dogs on the property are
rescue support from when I went through Covid and spent 31 days in the hospital. The horses
are off site around 10 days a month for shows. We have a small, irrigated hay field that is on the
south side of the property. We have continuous steel fencing, pasture/wire fence, and chain link
all around the property along with automatic gates. There are multiple out buildings that are
used to store hay and farm equipment. All of the out buildings have security lighting and security
cameras. I consistently help all the neighbors, putting emphasis on helping elderly neighbors in
my area with snow removal, mowing, grading driveways, and general maintenance. With the
school being next to us, I keep adjoining sidewalks cleaned off as best I can and ensure the road
in front of my property is clear and safe.
CHANGE OF ZONE QUESTIONNAIRE
1. Change use from R-1 to AG
2. Currently is used as a small farm area and has always been used that way to my knowledge.
3. Have a through paved road to the north and west of the property with residences across the
paved roads, residence to the south is approximately 100 yards from my residence, an
elementary school directly to the east of the property. (See attached letters)
4. We expect the zoning change to allow us the way of life we have been accustomed to up till now,
I don't believe anything will change with the area as we have plenty of fencing and ditch barriers
in place.
5. Most of the surrounding properties operate as small ag properties currently.
6. No information currently on soil conditions.
7. We believe that this meets what the plan requires.
8. The property already has been compatible with surrounding development (such as the new
elementary school) and has been complimentary. Other than that, I am buffered by small ag
properties and are not big enough for commercial or residential development. The largest piece
of ground is to the west and south across the paved road, and I don't believe that would have
any impact on me, nor me on them.
9. The property has been in existence and used as this for more than 20 years, I do not believe
there are any negative health, safety and welfare elements to the surrounding community.
10. This should have no effect on this property.

I am writing to express my strong support for our neighbor, Shawn Elliott, who keeps animals on his
property adjacent to our school. I believe that having these animals nearby offers numerous benefits to
our school and our students.
First and foremost, having animals near the school provides our students with a unique and educational
experience. Interacting with animals can be a source of wonder and joy for young minds. It offers them
an opportunity to learn about different species, their habits, and their needs, fostering a sense of
curiosity and respect for nature.
Furthermore, spending time around animals has been shown to have positive effects on children's
emotional and psychological well-being. It can reduce stress and anxiety, improve mood, and even
enhance empathy and social skills. In an era where children are often glued to screens, having access to
animals encourages them to spend time outdoors and engage in physical activities. It promotes a
healthier lifestyle and a deeper connection with the natural world.
In addition to the educational and emotional benefits, our neighbor's animals also contribute to the
aesthetic appeal of our school surroundings. A well -maintained and attractive environment can create a
positive atmosphere for both students and staff. It instills a sense of pride in our school and fosters a
sense of community.
Moreover, our neighbor, Shawn Elliott, has been a responsible and considerate neighbor, ensuring that
the animals are properly cared for and their enclosures well -maintained. This demonstrates a
commitment to the welfare of the animals and the community as a whole.
I appreciate your attention to this matter and your dedication to providing the best possible educational
environment for our students. Thank you for considering my perspective, and I look forward to seeing
the continued positive impact that our neighbor's animals have on our school community.

I am writing to give support for Shawn Elliott in his wish to return his property to agricultural.
I have been a next-door neighbor to Shawn and his family since they moved into their current
home. Their love and care for their animals is admirable, and their sense of community clear.
This is a neighborhood built around animals, neighborly communication and friendship. Shawn
and his family are very much a part of who we are. The property is well cared for. The animals
that he has are well cared for, loved, and bring a sense of joy to many. School children and
walkers by love the animals, stop to take pictures and smile with their antics. Their presence is
gift. I am lucky enough to live right across the street where I can be part of all that is offered
there. My pony loves the donkeys and horses!
Shawn and his family are wonderful neighbors, they are always here to help and share in
conversation. I certainly hope for the best in the allowance for agricultural.

To Whom it may concern,
I am a contributing member of the community as a Girl Scout Leader of Greeley Troop 76000.
Girl Scouts of Colorado is a non-profit group that teaches girls how to become active leaders in
their community as they learn to solve real-time problems.
As part as the Girl Scout program, my troop learn new skills and talents, one of which allowed
us to visit Mr. Elliott's ranch. Our first field trip to Mr. Elliott's ranch earned us a special horse
patch. This patch was special because Mr. Elliott made our learning experience special. His
passion for his horse was evident as he patiently taught the scouts numerous caretaking, diet,
and riding techniques.
Emphasizing the importance of horse safety, such as horse's blind spots and hind spots, each
scout brushed, pet, and fed his horse. Afterward, with careful supervision, Mr. Elliott allowed
the young girls to ride the gentle horse around the beautiful big barn where he shelters his

horse. Despite the cold winter winds, Mr. Elliott took his time and answered every question
with importance.
After our first visit, we continued to visit Mr. Elliott outside of troop business because the girls
loved it so much. Each time we returned; it was just as amazing. I would describe Mr. Elliott as
the most loving and caring human beings who takes pride in his horses and property. He is a
very welcoming person that holds another level of patience and kindness when it comes to his
ranch and helping others. We are humbled within his presence and will, most definitely,
continue to bring our girls to his ranch. Mr. Elliott thank you for everything you have done for
our troop.
