RESOLUTION
WHEREAS, a public hearing was held on Wednesday, May 7, 1969, at
2:30 P. M. in the chambers of the Board of County Commissioners of Weld
County, Colorado, for the purpose of hearing a petition of United States Steel
Corporation, P. O. Box 14, Gilcrest, Colorado, requesting a change of zone
from "A" Agricultural District to "C" Commercial District, and
WHEREAS, the petitioner was present and represented by Mr. Leonard
Winkle, Area Manager, and
WHEREAS, there was no one present in opposition to the change of zone,
and
WHEREAS, the Board of County Commissioners heard all the testimony
and statements of those present, and
WHEREAS, the Board of County Commissioners has studied the request
of the petitioner and studied the recommendation of the Weld County Planning
Commission as submitted on March 19, 1969, and having been fully informed;
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF
COMMISSIONERS that the petition of United States Steel Corporation
of zone from "A" Agricultural District to "C" Commercial District,
being more particularly described as follows:
A parcel of land located in the SE,' -
of Section 28, Township 4 North,
Range 66 West of the 6th P. M. , Weld
County, Colorado and more particu-
larly described as being that part lying
South and East of Gilcrest and North
and West of the center line of the Union
Pacific Railroad tracks, containing 18. 4
acres more or less,
is hereby granted under the conditions following:
COUNTY
for a change
said area
1. Any water and sanitation facilities to be installed shall be approved
by the State Health Department.
2. All applicable subdivision regulations, and zoning regulations shall
be followed and complied with to the satisfaction of the Board of County Com-
missioners, Weld County, Colorado.

Mr. Anderson: We will call this hearing to order, U. S. Steel Corporation
P. 0. Box 14, Gilcrest, Colorado, dated May 7,1969 at the hour of 2:00 o'clock
P. M. The change of zone from "A" Agriculture District to "C" Commercial
District. At this time Mr. Selep will you make the record.
Mr. Telep: Thank you Mr. Chairman, Let the record whow that thie cause
came on for a hearing this day of May 7, 1969 at 2:30 P. M. as provided
for in the notice duly published and as required bylaw. Ler the -record
further show that this is an application made by D. -S. Steel Corporation
P. C. Box 14, Cilcrest, Colorado for a change of -zone from "A" Agricultural
District to "C" Commercial District of a parcel of land located in the
Southeast quarter of Section 28, Township -4 North, Range 66 West of the
6th P. M., Weld County, Colorado and as more particularly described as
published and as required by law, containing 18.4 acres more or less.
Let the record further stow that the applicant is present in
person and represented by Leonard Winckel, Area Manager. Let the record
further show there is on file a resolution recommending this change of
zone favorably dated March 19, 196-9. Mr. Chairman I think it is in order
for the applicant to be asked as to the desirability of the change of zone
at this time.
Mr. Winckel: My name is Leonard Winckel, I am area manager for the U. S.
Steel Corporation -B.S. S. Chemicals being a division. I live in Tort
Collins, _Colorado - 404 Clover Lane.
Mr. Anderson: Would you state what you want to do down there?
Mr. Winckel: What we want to do is -put in this building -down there separtely
from our warehouse to contain chemicals and the reason for doing so is that
we need a building separate from the other building so as — the other one
can not be heated properly. We have to put in a separate building to keep
it heated properly - to keep these chemical from freezing. Also the other

Mr. Elgin: No one has trough anything to my attention that would be
cause to deny the change.
Mr. 'felep: Speaking for the Planning Commission then, you know fora fact
that it is their recommendation that it is _favorably acted upon, is that
correct?
Mr. Elgin:, It is the Planning Commissions recommendation.
Mr. Anderson: Gentlemen, would you like to entertain -a motion?
Mr. Billings: I make a -notion that we approve the application for U. S.
Steel Corporation of P. Q. Box 14, Gilcrest, Colorado, for a change of
zone from "A" agriculture District to "C" Commercial District be granted.
Mr. Harold Anderson: I second the motion.
Marshall Anderson: I will make it unanimous, if there is no -further business
we will declare the meeting closed.

that we need to have
to store the needed chemicals/to serve the agricultural area down there.
This building will be presently 24 x 36 steel frame butler type building
electrically heated.
Mr. Anderson: In other words you are just adding on to the addition that
is already there.
Mr. Winckel: Yes it will be separate from the other building.
Mr. Anderson: Your building on the ground that is on - your about
all of the ground you've got there. Which way are you going north or
south?
Mr. Winck-el: It will be north from the present warehouse.
Mr. Anderson: Toward the potato house.
Mr. Winckel: Yes.
Mr. Anderson: You won't be changing anything else will you? That is
mostly - commercial in there anyway. Isn't the last of it Barney?
Those spud docks are non -conforming.
Mr. Elgin: They ere non -conforming area through there at the present
time.
Mr. Anderson: All you are asking for then is to legalize the area.
Mr. Winckel: This is correct.
Mr. Anderson: Do you have any questions? Glenn.
Mr. Billings: No.
Harold Anderson: No.
Mr. Anderson: Do you have anything Mr. Telep?
Mr. Telep: No
Mr. Anderson: Is there anyone in the room who has any 'questions? Barney
do you have anything to say.
