RE: RESOLUTION OF AN ILLEGAL LAND DIVISION, ILD23-0001, CREATED IN 2009 -
WILLIAM AND DEBRA SENSENEY
A public hearing was conducted on January 10, 2024, at 10:00 a.m., with the following present:

The following business was transacted:
I hereby certify that pursuant to a notice dated November 30, 2023, a public hearing was
conducted on December 13, 2023, and continued, to meet the legal notice requirements.
Pursuant to an amended notice, dated December 6, 2023, and duly published on December 8,
2023, a public hearing was held on December 18, 2023, to consider the request of William and
Debra Senseney, for the Resolution of an Illegal Land Division, ILD23 0001, created in 2009. At
said hearing the Board continued the matter to January 10, 2024, to allow staff time to
accommodate an Americans with Disabilities Act (ADA) record inquiry. Bruce Barker, County
Attorney, made this a matter of record.
Ei Maxwell Nader, Department of Planning Services, presented a brief summary of the proposal,
explained the site is located on 1.37 acres, described the sign posting, and stated Notice was
sent to six (6) surrounding property owners (SPOs), one (1) letter was received asking general
questions. He relayed the submittal is in conformance with Sections 24-12-10 and 24-12-20 of
the Weld County Code. In response to Mr. Barker, Mr. Nader explained the request for
accommodation from the last hearing and reported a FedEx shipment of the requested
information was sent to the SPO, and no further communication was received. Mr. Nader entered
the favorable recommendation of the Department of Planning Services Staff into the record, as
written, and displayed images of the site and surrounding views.
Debra Senseney, applicant, expressed her appreciation for the help received by County staff.
ii No public testimony was offered concerning this matter.
The Board reviewed the Conditions of Approval and no changes or corrections were made.

In response to Chair Ross, Mrs. Senseney indicated they have reviewed, and agreed to abide
by, the Conditions of Approval, as presented.
Commissioner James moved to approve the request of William and Debra Senseney, for the
Resolution of an Illegal Land Division, ILD23 0001, created in 2009, based on the
recommendations of Planning staff, with the Conditions of Approval, as presented. The motion
was seconded by Commissioner Saine, and it carried unanimously. There being no further
discussion, the hearing was completed at 9:31 a.m.
This Certification was approved on the 24th day of January, 2024.
