HomeMy WebLinkAbout20241234.tiffC :its of Greeley September 21, 2021 RE: Parcels 096110300023 and 096110300022 at 20th St & Cherry Ave. Parcels 096110300023 and 096110300022 at 20th St & Cherry Ave in unincorporated Weld County are both within the service area for Greeley Water & Sewer and both properties currently lack both water and sewer services. If either property is developed, connection to Greeley water service will be required but the sewer connection potential is more complicated. If a house is built on the southern of the two parcels, it will be possible for that property to connect directly to the City of Greeley 10" sanitary sewer main in 20th street. If a house is constructed on the northern of the two parcels, the topography in the area makes connecting to city sanitary sewer infeasible. As such, this property would be allowed to obtain a permit from Weld County for an onsite septic system. Greeley Water & Sewer understands that the existing parcels will be subdivided. The same provisions outlined above would hold for any newly created parcels with the exception that the feasibility of sanitary sewer connection may change depending on the layout of the new lots. Any lot with frontage along East 20th Street will be able to connect directly to sanitary sewer while lots that front only Cherry Street will be less likely to be feasible to serve with sewer the farther north they are. Any new lots that cannot feasibly be served by extending sanitary sewer would be allowed to obtain a permit from Weld County for an onsite septic system. In order to connect to City services the appropriate plant investment fees and raw water dedication will be required. As of 9/21/2021, these fees are $11,200 for a 3/4" water tap and $6,800 for a corresponding sewer tap. In addition, an outside city service agreement would be recorded requiring the property to annex into the City of Greeley at such time that it is requested among other provisions. For any lot of one acre or larger a water service commitment agreement with the City of Greeley must be recorded with the County. The agreement's water dedication requirement would be based on the total footprint of the house plus any area irrigated with City water. The total requirement would be this area multiplied by 3 acre-feet per acre. The current cash -in -lieu price is $36,500 per acre-foot. If the metered water use exceeds the defined annual allotment, additional fees would be due.
