The property is within the City of Greeley's Long -Range Expected Growth Area (LREGA) and the proposal complies with City of Greeley Comprehensive Plan policies. The proposed annexation is 63.08% contiguous with existing municipal limits which meets the State of Colorado one -sixth (16.67%) contiguity standard regarding annexations. The proposed annexation is consistent with present growth patterns and Comprehensive Plan policies. This site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear met by this requested annexation. No annexation agreement is anticipated. Municipal services, including fire and police, will be available upon annexation. Further municipal services, such as parks, water, and sewer will be extended and provided with development at the cost of the developer and/or metropolitan district. The estimated number of students generated by the proposed development will be further evaluated with future development. RE5J — Johnstown School District has been notified of the applications and the applicant must provide land dedication or cash -in -lieu at the time of platting.
