Resubdivision (RES)
Standards Certification
Per Section 24-9-20 of the Weld County Code, all the foregoing standards shall be met to apply for a
Resubdivision. Please read and initial each item.
X A Resubdivision is permitted within any Zone District included in Chapter 23, Article III, Division
I of the Weld County Code, as amended.
X The Resubdivision process shall not be utilized to create more than two (2) additional buildable
lots.
X The minimum parcel size of any Resubdivision Lot shall be determined by the underlying zone
district or Historic Townsite requirements per Chapter 23, Articles III and V of the Weld County
Code, as amended.
X Resubdivision lots shall be served by an adequate water source.
X Resubdivision lots shall be served by an on -site wastewater treatment system (OWTS).
X Parcels created by a Resubdivision are not eligible for another Resubdivision which creates
additional lots.
X A Resubdivision that result in additional lots with additional uses will required a drainage report
and detention pond design unless they qualify for an exemption to stormwater detention as
defined in Section 8-11-40.1 of the Weld County Code, as amended

Resubdivision (RES)
Questionnaire
Answer the following questions per Section 24-9-30.J. of the Weld County Code. Please
type on a separate sheet.
1. Explain how the Resubdivision complies with the recorded subdivision
plat and all codes, covenants and restrictions associated with the
subdivision.
This request complies with Section 24-9-10.A.B and C. The subdivision is not part
of a Planned Unit Development
The following standards under Section 24-9-20 are met.
The Resubdivision is subject to the following criteria:
• A Resubdivision is permitted within any Zone District included
in Chapter 23, Article III, Division I of the Weld County Code,
as amended.
This subdivision is zoned I-3 Heavy Industrial.
• The Resubdivision process shall not be utilized to create more
than two (2) additional buildable lots.
This resubdivision is not creating any additional lots. See the reason
for the resubdivision under question No.2
• The minimum parcel size of any Resubdivision Lot shall be
determined by the underlying zone district or Historic
Townsite requirements per Chapter 23, Articles III and V of
the Weld County Code, as amended.
There are no minimum lots sizes in the I-3 Zone District.
• Resubdivision lots shall be served by an adequate water
source.
The subdivision has adequate source of water. See original application
materials.
• Resubdivision lots shall be served by an on -site wastewater
treatment system (OWTS) or public sewer.
The subdivision is served by OWTS. See specific lots for permits.
• Parcels created by a Resubdivision are not eligible for
another Resubdivision which creates additional lots.
Acknowledged. A note can be added to the plat for reference.
• A Resubdivision that result in additional lots with additional
uses will require a drainage report and detention pond design
unless they qualify for an exemption to stormwater detention
as defined in Section 8-11-40.I of the Weld County Code, as
amended.

2. Explain the reason for the Resubdivision request.
The purpose of this resubdivision is to vacate a portion of Cimarron Court right-of-
way that was established under MINF19-0001 which was recorded on February
20, 2020 (reception no. 4567980). Access to CR 64 wil be closed. Coupled to this
resubdivision, is the Lot Line Adjustment (LLA). See LLA application for details.
3. Explain the reason of the proposed layout.
See attached drawing for the right of way being vacated. The portion of Cimarron
Court being vacated is highlighted in yellow.
4. Describe the existing and proposed uses of the property.
The existing and proposed uses will comply with the I-3 Heavy Industrial zone
district.
5. Describe the existing and proposed potable water source.
The lots are served by North Weld Water District.
6. Describe the existing and proposed sewage disposal system.
All the lots will be served with an OWTS.
7. Describe existing and proposed improvements.
All existing improvements are done. No additional improvements are proposed
with the resubdivision.
8. Describe the existing and proposed access to the site.
All lots, including Lot A of RECX15-0069 will access Cimarron Court via Weld County
Way.
9. Describe any existing and proposed drainage, access and/or utility
easements and rights -of -way.
See the existing plat for all existing drainage, access, utility easements and rights -
of -way. No additional drainage, access, utility easements or rights -of -way are part
of this resubdivision. ivision . As noted above, access to CR 64 will be closed.
10. Describe the current irrigation practices occurring on the site.
See application on file for irrigating practices.
11. Describe the unique physical characteristics of the property,
including, but not limited to, topography, waterbodies, CRP lands,
vegetation, floodplains, i ns, geohazard areas, MS4 and airport overlay
district.
The property is located in MS4 and the Weld / Greeley Airport Overlay Zone.
Subdivision is located outside the floodplain. No CRP, or other overlay districts
impact this subdivision.
12. Detail the location of any on -site oil and gas facilities, irrigation
ditches/laterals, pipelines, overhead lines, railroads, etc. Provide the
names and addresses of any owner or operator of any oil and gas
facilities, irrigation ditches/laterals, pipelines, overhead lines, railroads,
etc.
There are no oil and gas facilities or operations in the subdivision. There are no
ditches/laterals railroads or other appurtances within the subdivision.
