PURPOSE
AS 'ELD COUNTY INCREASES IN POPULATION, NEW AREAS WILL NEED TO DEVELOP FOR RESIDENTIAL,
BUSINESS, AND INDUSTRIAL USES. THE MANNER IN WHICH THESE NEW TRACTS ARE DESIGNED WITH
STREETS, UTILITIES, LOTS, BLOCKS, ',ND PUBLIC AREAS wILL DETERMINE FOR mANY YEARS IN THE
FUTURE THE COST OF CONSTRUCTION, COST OF MAINTENANCE, CONVENIENCE AND GENERAL DESIRABI-
LITY OF EACH SUBDIVISION AND ALL LANDS SURROUNDING EACH NE:; SUBDIVISION.
SPECIFICALLY IT IS BELIEVED THAT SUBDIVISION STANDARDS MAY BE HELPFUL IN THE FOLLOWING
WAYS:
EACH .SUBDIVIDER
WILL KNOW IN ADVANCE WHAT GENERAL SU5CIVISIcN DESIGN 1S EXPECTED;
WILL BE ABLE TO USE ESTABLISHED PRINCIPLES OF DEVELOPMENT FOR THE IMPROVE-

OF NECESSARY PUBLIC IMPROVEMENTS DEPENDING ON THE CHARACTERISTICS OF THE PROPOSED DEVEL-

CATED IN WELD COUNTY OR LOCATED IN ANY ADJACENT COUNTY, THE SUBDIVIDER SHALL BE RE-•
QUIRED TO INSTALL IMPROVEMENTS IN ACCORDANCE WITH THE REQUIREMENTS AND STANDARDS
THAT 000LD EXIST IF THE PLAT TORE DEVELOPED WITHIN THE CORPORATE LIMITS OF THAT
COMMUNITY.
3A.2 OTHER AREAS
WHENEVER A SUBDIVISION IS PROPOSED FOR AN AREA LOCATED MORE THAN ONE MILE FROM ANY
INCORPORATED COMMUNITY, OR WHERE THE INCORPORATED MUNICIPALITY LACKS STANDARDS FOR
IMPROVEMENTS, THE FOLLOWING STANDARDS SHALL APPLY:
( 1 ) SURFACE IMPROVEMENTS
(A) PERMANENT SURVEY MONUMENTS SHALL BE SET AT ALL S UBDIVISION BOUNDARY COR-
NERS AND AT POINTS WITHIN THE SUBDIVISION NORMALLY NOT MORE THAN 1,320
FEET NOR LESS THAN 660 FEET APART AND PLACED IN SUCH LOCATIONS SO AS NOT
TO BE DISTURBED DURING CONSTRUCTION. SUCH MONUMENTS SHALL BE CONCRETE
AT LEAST 36" IN LENGTH AND 4" SQUARE WITH A SUITABLE CENTER POINT.
(e) STREET PAVING
(1) WHEN THE RESIDENTIAL DENSITY EXCEEDS ONE LOT PER 13,000 SQUARE
FEET, AND IN AREAS ZONED FOR COMMERCIAL AND INDUSTRIAL DEVELOPMENT,
ALL STREETS SHALL BE PAVED WITH CONCRETE OR BITUMINOUS MATERIAL TO
THE WIDTHS ANC GRADES REQUIRED BY THESE REGULATIONS;
(2) WHEN RESIDENTIAL DENSITY IS LESS THAN ONE LOT .PER 13,000 SQUARE
FEET, A GRAVEL SURFACE SHALL BE THE MINIMUM REQUIREMENTS.
(C) CURBS, GUTTERS AND SIDEWALKS SHALL BE REQUIRED WHERE LOT WIDTHS ARE LESS
THAN 90 FEET AND WHERE THE COUNTY PLANNING COMMISSION DEEMS THEM NECES-
SARY FOR THE PROPER DRAINAGE OF STORM WATER OR FOR THE PROTECTION OF
PUBLIC SAFETY AND WELFARE.
(D) STREET NAME SIGNS SHALL BE INSTALLED AT ALL INTERSECTIONS IN THE SUBDI-
DIVION. STREET NAMES SHALL SE APPROVED BY THE COUNTY PLANNING COMMIS-
SION.
(E) TREES MAY BE PLANTED AND ARE ENCOURAGED IN ALL NEW SUBDIVISIONS.

(B) FIRE HYDRANTS SHALL BE REQUIRED IN SUBDIVISIONS WITH AN AVERAGE DENSITY
GREATER THAN ONE LOT PER 13,000 SQUARE FEET. HYDRANTS SHALL BE SPACED
NOT MORE THAN 1,000 FEET APART AND PROVIDED WITH ADEQUATE WATER PRES-
SURE FOR FIRE FIGHTING PURPOSES.
(C) STORM DRAINAGE PROVISIONS SHALL BE ACCOMPLISHED ACCORDING TO THE STIPU-
