The proposal has been reviewed by Development Review on behalf of the Weld County Department of
Public Works and the Department of Planning Services. Staff comments made during this phase of the
application process may not be all-inclusive as other issues may arise during the remaining application
process.

GENERAL PROJECT INFORMATION/LOCATION
Project description: A MINOR AMENDMENT TO THE HOME RANCH PUD (PF-1129) TO REMOVE THE
BUILDING ENVELOPE ON BLOCK 2 LOT 3.
This project is north of County Road 74 and is east of County Road 15.
Parcel number: 070532302003.
Access is from County Road 74.
ACCESS, ROADS, AND RIGHTS -OF -WAY
Weld County Development Review has reviewed the application materials related to access. Access for
this site is from a portion of County Road 74 under the jurisdiction of the Town of Windsor. Please contact
the Town of Winsor to inquire about possible requirements resulting from this minor amendment.
TRAFFIC
No Traffic Narrative or traffic information is required with this minor amendment.
DRAINAGE
No Drainage Narrative or drainage information is required with this minor amendment.
CONDITIONS OF APPROVAL
The plat shall be amended to delineate the following:
1. This portion of County Road 74 is under the jurisdiction of the Town of Windsor. Please contact the
municipality to verify the right-of-way. Show and label the right-of-way. Show the approved access and
label with the approved access permit number if applicable. (Development Review)
2. The applicant shall show drainage flow arrows. (Development Review)
3. The applicant shall show on -site parking areas, if applicable. (Development Review)
DEVELOPMENT STANDARDS (NOTES ON THE PLAT)
1. The property owner or operator shall be responsible for controlling noxious weeds on the site, pursuant
to Chapter 15, Article I and II, of the Weld County Code. (Development Review)
2. The historical flow patterns and runoff amounts on the site will be maintained. (Development Review)
3. Weld County is not responsible for the maintenance of on -site drainage related features. (Development
Review)
4. Weld County is not responsible for the maintenance of on -site subdivision roads. (Development
