SUBJECT: Platteville Planning Commission

DISCUSSION: Mr. Abbott inquired about the three mile limit surrounding an incorpor-
ated town and how far the local planning commission ,has jurisdiction.
Mr. Bean stated there are two provisions, one has to do with recording
a street plan, if Platteville adopts a street plan and it goes out into
the county beyond the city limits, they can record that filing. If this
is done, they have control aer the fact that people cannot build in
those right-of-ways. The other thing is subdivisions. If a new sub-
division is within two miles of Platteville, the Platteville Planning
Commission must review it before it is acted upon by the County. Thre
is also a nuisance provision, which can given them extra -territorial
control on nuisances. This commission always welcomes recommendations
from town Planning Commissions and town boards. Mr. Abbott stated they
had had two men from the State Planning Board urging them to acquire a
Comprehensive Plan. iv r. Abbott asked if the County Comprehensive plan
included Platteville, could it be started at Plattecille, and Plat t--
ville could contribute to the expense of the County plan, or will they
have to proceed by themselves. Mr. Bean stated many of the studies
cannot begin in any one area as they are pretty much county wide, and
should move from one type of study to the other. Mr. Bean stated
that the County plan will include the town in a general study and sug-
gested if there was a way to delay the detailed study of the town un-
til they see what benefits they derived from the county plan, they would
be ahead and it would be difficult for them to be working for the coun—
ty and the town on concurrent contracts. Suggested that they hire an-
other firm or wait until the county work is completed.

DISCUSSION: Percolation test has been made on Lot 1 - hasn't been approved by the
Health Dept. as yet. Mr. Paul stated they would require a percola-
tion test on every other lot. Mr. Moberg stated the County road should
show a 50' R/W and on the north should 4ow a 40' R/W as a collector
road.
MOTION: By Mr. Bowles to approve the preliminary plat subject to additional R/W
on the north and the east, percolation tests on lots 3, 5 and 7 and
granting a variance on 3.2(2) of the Subdivision Regulations. Second-
ed by Mr. Bartels. A unanimous vote of "Aye". Motion carried.

RESOLUTION:
Be it therefore resolved to recommend to the Board of County Com-
missioners the expansion of the feed lots known as Buckeye Feed Lots.
Motion by Leonard Bartels, seconded by J. Ben Nix. A unanimous vote
of "Aye". Motion carried.
Mr. Ruyle suggested a letter from the Planning Commission be sent to the Cattle Feed-
er's Association regarding expansion of feed lots.

On November 12, 1968 you wrote a letter for the Weld County
Planning Commission to Dick Woods concerning the construction
of /or extension of a feed lot north of Ault, Colorado. I
wish to advise you that the feed lot is owned by Buckeye
Land & Livestock Co., a Colorado corporation, and that I
have been asked by Dick Woods, a representative of the
company, to request that the Planning Commission consider
the approval of the company's extension of its feed lots
located one mile north and one-half mile west of Ault,
Colorado. We would appreciate having you place us on the
Commission's agenda at the earliest opportunity as the exten-
sion of the feed lot is nearly completed.
This is not a commercial feed lot operation and Mr. Woods
was not aware that the Planning Commission would be re-
quired to pass on the extension. Please advise me as to the
date we are to appear before the Commission.

Woods and Deffke is being expanded.
According the the Zoning Reguiations, permission
from the Weld County Planning Jommission and the
-oard of L•ounty Commissioners is necessary to ex-
pand an operation o' this nature.
If you will kindly write a letter to the Planning
Commission requesting this, we shall be glad to
nut you on the agenda for Monday, December P, 1963.

WHEREAS, Woods and Deffke, c/o Dick Woods, 108 Elm, Eaton, Colo-
rado, have requested permission for expansion of a feedlot operation on the
following described property, to -wit:
The North Half (NZ) of Section Eleven (11), Township Seven (7) North,
Range Sixty-six (66) West of the 6th P. M, , Weld County, Colorado, and
WHEREAS, the said requested expansion of an existing feedlot operation
is located in an agricultural zone as set forth by the Weld County Zoning Reso-
lution, and
WHEREAS, according to Section 3.3(3)(c) of the Zoning Resolution of
Weld County, said feedlot operation or any expansion thereof may be authorized
on the approval of the Board of County Commissioners of Weld County, and
WHEREAS, the Weld County Planning Commission by resolution dated
December 3, 1968, has recommended that expansion of this feedlot operation
be approved;
NOW, THEREFORE, BE IT RESOLVED that Woods and Deffke, c/o Dick
Woods, 108 Elm, Eaton, Colorado, are hereby authorized to expand an existing
feedlot operation on the following described property, to -wit:
The North Half (NZ) of Section Eleven (11), Township Seven (7) North,
Range Sixty-six (66) West of the 6th P. M. , Weld County, Colorado,
as provided by Section 3.3(3)(c) of the Zoning Resolution of Weld County, Colorado.
