RESOLUTION
WHEREAS, heretofore and on September 18, 1968, the Board of
County Commissioners of Weld County, Colorado, by Resolution, granted
a change of zone from "A" Agricultural District to "I" Industrial District,
covering a parcel of land more particularly described as follows:
The East Half (E+) of Section Thirty-two (32), Township
Three (3) North, Range Sixty-five (65) West of the 6th
P. M. , Weld County, Colorado; except a strip of land
through, upon, over, and across the NE+ of Section 32,
Township 3 North, Range 65 West, said strip of land be-
ing 55 feet wide and extending 30 feet right and 25 feet
left of the center line of the Speer Canal, passing through
the points of the following described traverse line and
varying not more than 8 feet from the line connecting said
points, said center line being described as follows, to -wit:
Beginnin-g at a point on the west line of the NE+ of Section
32, 373 feet south of the north quarter -corner thereof,
said point being designated as Station 1724+74. 5; thence
south 49°19' east 274.3 feet to Station 1727+50; thence
south 87°57' east 347.5 feet to Station 1731+00; thence
north 47°42' east 249.1 feet to Station 1733+50; thence
north 09°14' east 96.2 feet to Station 1734+50; thence north
18°17' west 214 feet to Station 1736+63. 5; a point on the
north line of Section 32, 684 feet, more or less east of the
north quarter -corner thereof; containing 1.5 acres more or
less, and
WHEREAS, said change of zone was granted for a period of
twelve (12) months only upon assurance by the petitioner, Charles
Steven Munger, Hudson, Colorado, that he would proceed with due
diligence to develop the rezoned area for the operation of an automobile
disposal business, and
WHEREAS, by Resolution of November 4, 1969, the Weld County
Planning Commission has recommended that said developer has proceeded
with due diligence to develop said property and that said zoning become
permanent so long as same is used and occupied as an automobile
disposal business, and
WHEREAS, the Board of County Commissioners has studied the
request of petitioner for permanent rezoning, and has studied the recom-
mendations of the Weld County Planning Commission, and having been
fully informed;
NOW, THEREFORE, BE IT RESOLVED, that the hereinabove
described property heretofore rezoned "I" Industrial on a temporary
basis only shall now have permanent status as "I" Industrial District,
and shall exist only so long as subject property is developed and an auto-
mobile disposal business is operated thereon. When and if said land,

in the opinion of the Board of County Commissioners, ceases to be
occupied by an automobile disposal business, then such area herein
rezoned shall revert to agricultural district as originally zoned, and
any related commercial and/or business enterprise in connection there-
with shall be removed from the premises forthwith.
