LEASE AGREEMENT
CHARLES EASTON:
BE IT RESOLVED, that the Board of County Commissioners believes it
to be to the best interest of the County to approve the signing of a lease
agreement between the Weld County Municipal Airport Board, said Board acting
as agent for the combined interests of Weld County, Colorado, and the City of
Greeley, and Charles Easton of Greeley, Colorado.

MUNICIPAL. AIRPORT BOARD. hereinafter referred to as Lessor. and
L:1 -LA RI -ES c:ASTCN, of Greeley, Colorado, hereinafter referred to as
Lessee. v, ITNNESwETH:
That for and in consideration of the rental herein agreed to be
paid by Lessee to Lessor and the covenants and agreements herein agreed
to be kept and performed. Lessor hereby leases to Lessee, for the term
hereinafter designated, the following described property:
1. A space at the V' eld County Municipal Airport 40 feet by 75
feet known as the hangar location as presently occupied by Lessee. together
with an adjacent space immediately south of said hangar space 35 feet by
90 feet known as the hail shed location.
2. The term of this lease shall be from. the 1st day of November.
1964. to the 31st day of uctober, 1969, and Lessee agrees to pay Lessor
as rent for the term aforesaid. the sum of One Thousand Five Hundred
Thirty -.Seven and 50/l0U Dollars ($1.537.50) per term, payable in annual
installments of $307.50 each, in advance. commencing on the 1st day of
November. 1964. said rental being computed on a five cent per square
foot per year basis.
3. It is further agreed that Lessee shall have the right and option
to renew this lease for an additional term of five (5) years upon giving
notice to Lessor of his desire to renew or extend this lease sixty days
before the expiration of this lease; provided, however. that the rental
for the demised premises shall not be increased more than one (1) cent
per square foot on a per annum basis for said option period.
4. Lessee agrees that he will hangar his own plane or planes in
*aid building and thas he will use said building for no other purpose without
prior consent of lessor through its authorized agents; that he will not
assign this Lease /Agreement without the written consent of !lessor through
its authorized agents; that he will throughout the term of thie agreement.

cerning the use of and operatesn from the Weld County Municipal Airport.
5. It is further agreed that the Lessee may at the expiration of
the primary term or at the expiration of any option period remove any
improvements, from the location upon the airport; subject, however.. to
the condition that in the event lessee is in defaelt in the payment of its
agreed annual rent as above i rovided, then and in that event Lessor shall
have a lien against said improvements for the balance of said rental for
the remainder of eaid primary term or extension thereof.
t. should L seisee fail, refuse or neglect to pay the rent as herein
provided, or should i essee breach any other of the terms and conditions
of this agreement, Lessor shall become entitled to repossess the demised
premises as its first and former state, upon giving to I essee notice of
such breach in writing, either served upon Lessee personally or mailed
to him at the atdove address or by posting the same on the demised premises
at least thirty (aid) days in advance. If at the end of such thirty -day period
follow ssg the service of said notice, such breach has not been remedied
and Lessee should refuse to vacate said premises, Lessor may use such
remedy as it may deem fit under the circumstances to repossess the same,
with or without process of law.
7. In consideration of this lease and the nominal rental charged
Lessee therefor, Lessee agrees that Lessor shall not be responsible to
Leubee for any damages to Lessee. his property or employees arising
from the storage of planes. floods, windstorms. fires. or the use of the
airport by other persons.

able condition and at the expiration of this lease to surrender and cieliver
up said premises in as good order and condition a- when the same was
entered upon, loss of fire, inevitable accident or ordinary wear excepted.
9. The provisions of this Lease Agreement shall be binding upon
and inure to the benefit of the heirs, executors, administrators. successors
and assigns of the respectiveparties hereto.
