FORT LUPTON AREA:
WHEREAS, the Weld County Planning Commission has presented a recommenda-
tion to the Board of County Commissioners, Weld County, Colorado for the denial
of a requested change of zone in the Fort Lupton area, more particularly described
as follows to wit:
Change from "A" Agricultural District to "C" Commercial
District all of the property for a depth of 150 feet
north and 150 feet south on both sides of the center line
of "Chambers Road," being the north line of the SE 1/4 of
Section 31, Township 1 North, Range 66 West of the 6th
P.M „from a point where the north line of the SE 1/4 of
Section 31 crosses the center line of the new U. S. 85
Highway right-of-way for a distance of 600 feet east;
also, all of the property for a depth of 150 feet north
and 150 feet south of the center line of the SE 1/4 of Sec-
tion 31, Township 1 North, Range 66 West from a point where
the north line of said SE 1/4 crosses the center line of the
new U. S. Highway 85 east of the Union Pacific Railroad
right-of-way, a distance of approximately 1,600 feet
and,
WHEREAS, the Board of County Commissioners believes it to be in the best
interests of the County to uphold said recommendation.
NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners,
Weld County, Colorado, does and hereby unanimously agrees to uphold the recommendation
of the Weld County Planning Commission by denying any change of zoning in the Fort
Lupton area.
The above and foregoing resolution was, on motion duly made and seconded,
adopted by the following vote:

At a Publid Hearing of the Weld County Planning Commission held on Monday, May 6,
1963, in the office of the Board of Count) Commissioners, Weld County, Colorado,
the following motion was made:
John Watson moved that pursuant to the zoning laws of the State of Colorado
the Weld County Planning Commission recommends and certifies to the Board of
County Commissioners, Weld County, Colorado, the jeal of a request for
change of zoning described below:
Change from an "A" Agricultural District to a "C" Commercial Dis-
trict all of the property for a depth of 150 feet north and 150
feet south on both sides of the centerline of "Chambers Road' be-
ing the north line of the SE 1/4 of Section 31 TIN, R66W,of the -6th P.M. from a
point where the north line of the SE 1/4 of Section 31 crosses
the centerline of the new U. S. 85 Highway right of way for a dis-
tance of 600 feet east. Also all of the property for a depth of
150 feet north and 150 feet south of the center line of the SE 1/4
of Section 31 TIN R66W from a point where the North line of said
SE 1/4 crosses the centerline of the new U. S. Highway 85 east of
the Union Pacific Railroad right of way, a distance of approximate-
ly 1600 feet.
The motion was seconded by Price Hopkins and unanimously carried.

Reasons for recommendation:
1. From the point of view of existing land use it is predominantly residen-
tial and all on the South side of the property wanted residential.
2. From any future point there is no long range County Plans suggesting com-
mercial or Industrial developments in this area.
3. Mrs. Washburn or any of her representatives were not present. Mr. Jack
Chambers or a representative of his was not present.

Dear Sirs;
The undersigned regrets her inability to be present at the hearing
in which an amendment to the present "Ann Zoning on both sides of Chambers
Road to Commercial Zone "C0 is requested. However, I do wish to express
my opposition to said change, since I am the owner of all the property
south of Chambers Road.
The 150 feet to the North of Chambers Road is Residential and should
be Zoned as such. The 150 feet to the South of Chambers Roads is at present
unimproved but belongs to me and I not only have not requested a change
in Zoning, but strnously object to any change to a Commercial Bone as I
feel this would materially depreciate the value of my property, whether such
change was made on the South or the North side of Chambers Road.
