ALBERT RADEMACHER, hereinafter called the Grantor, for and in
consideration of the sum of One Dollar and other good and valuable consider-
ation, hereby grants and conveys to WELD COUNTY, COLORADO, the right-
of-way for a public road over and across the following real property situate
in the County of Weld and State of Colorado and more particularly described
as follows, to -wit:
A parcel of land located in the Southwest Quarter (SW4) of
the Southwest Quarter (SW4) of Section 3, Township 2 North,
Range 68 West of the 6th P. M. , County of Weld, State of
Colorado, described as follows: Beginning at a point on the
west line of the Southwest Quarter (SW4) of said Section from
which the Southwest corner bears South 00°42' East a distance
of 100 feet; thence South 89°55'30" East a distance of 30.0
feet to the true point of beginning; thence South 89°55'30" East
along the north right-of-way line of Colorado State Highway
Number 119, a distance of 50 feet to a point on the east end
of "FLARE"; thence North 44°55' West along said "FLARE"
for a distance of 70.7 feet to a point on the east right-of-way
line of Weld County Road Number 7, being the west end of
said "FLARE"; thence South 00°42' West along the east right-
of-way line of Weld County Road Number 7 for a distance of
50 feet to the true point of beginning, containing 1250 sq. feet
(0. 029 acres, more or less).
The consideration herein stated is in full compensation for all damages
which would be considered and assessed in any award or court verdict in a
proceeding under the statutes of Colorado, to condemn said strip of land for
a public road.
IN WITNESS WHEREOF, the Grantor has caused these presents to be
executed this day of A.D. 1969.
