Project Description The annexation which is subject to this report is termed County Road Business Park. The location of the proposed annexation is shown on the attached maps (Exhibits A and B). The area to be annexed includes 116.72 acres of vacant land in unincorporated Weld County. In conjunction with the proposed annexation, the zoning is anticipated to change from Weld County agricultural zoning to Town of Firestone zoning that allows office, industrial and manufacturing uses. II. Municipal Services Municipal services for the County Road Business Park annexation are planned to be provided in the following manner: Electricity United Power Natural Gas Rocky Mountain Natural Gas Telephone US West Water Firestone/Central Weld County Water District Sewer Tri-Area Sanitation District Fire Frederick Fire Protection District Police Firestone Police Department Financing the municipal services within the area to be annexed will be addressed in an annexation agreement between the applicant and the Town of Firestone. A copy of the pending annexation agreement between the property owners and the Town can be made available to the County when completed. Current policies regarding financing of services is a stated in the Firestone Town Code. 1 Ill. Special Districts The area to be annexed is in or will petition for inclusion into the following special districts, as appropriate: • Central Weld County Water District • Tri-Area Sanitation District • St. Vrain Valley School District • Tri-Area Ambulance District • St. Vrain Sanitation District • Carbon Valley Recreation District • Frederick Fire Protection District IV. School District Impact Because of its planned non-residential land uses, it is not anticipated that the annexation will impact the local public school district system with additional students.
