TELEP ATTORNEY AND COUNSELOR AT LAW FIRST NATIONAL BANK BUILDING GREELEY, COLORADO TELEPHONE EL 2-5132 December 20, 1961 Board of County Commissioners Weld County Colorado Greeley, Colorado Gentlemen: At your request I have examined two abstracts of title and the records of the Weld County Abstract Com- pany covering the title to the following described real property located in Gilcrest, Weld County, Colorado, to -wit: Lots eight (8) and nine (9), in Block Twenty-one (21), in the Town of Gilcrest, according to the recorded map or plat thereof. Title to this property is abstracted by the Weld County Abstract and Investment Company, Greeley, Colorado, and last certified to under certificate No. 70,992, dated October 8, 1937, at 8:45 o'clock a.m., and under certificate No 72,952, dated November 8, 1938, at 8:45 o'clock a.m. From said examination and from examination of the rec- ords of the Weld County Abstract Company I find as follows: Fee simple title to the above described real property is vested in Earle L. Coon and Juliette L. Coon, as joint tenants and not as tenants in common, subject to and except the following: 1. Subject to reservations as contained in United States patents. 2. Subject to reservations of coal, oil and gas that may be produced from said land. 3. Subject to liquor clause condition of reverter all as contained in Warranty Deeds from the Gilcrest Townsite Company (sheets 17 and 18 of first abstract). 4. Any lien by virtue of inclusion of premises in the Northern Colorado Water Conservancy District, the Platteville Fire Protection District, and the Gilcrest Sanitation District. Board of County Commissioners -2- 5. Investigation shows 1960 taxes as being paid; 1961 taxes, due and payable in 1962 are now a lien. 6. Rights of persons in possession, potential liens by reason of recent improvements to the premises, if any, and unrecorded easements or rights of way, if any, may be ascertained by physical inspection of the property. Telep AUTHORIZE DISTRICT THREE TO PURCHASE LOTS EIGHT (8) AND NINE (9) IN BLOCK TWENTY-ONE (21)IN THE TOWN OF GILCREST: WHEREAS, Lots eight (8) and nine (9) in Block Twenty-one (21) in the town of Gilcrest are for sale, and WHEREAS, the Board believes it to be to the best interests of the County to buy said property. NOW, THEREFORE, BE IT RESOLVED, that the Board of County Commissioners, Weld County, Colorado, authorize District Three to purchase Lots eight (8) and nine (9), Block twenty-one (21) in the Town of Gilcrest from Earle L. Coon and Juliette L. Coon for a consideration of $2,447.71 paid by Road and Bridge Expense warrant No. 394, January 10, 1962.
