GREENLEAF WHOLESALE FLORISTS, INC.
WHEREAS, the Board of County Commissioners of Weld County, Colorado
has been fully advised by the Weld County Planning Commission in regard to the
following petition:
Petition submitted by the Greenleaf Wholesale Florists, Inc.,
for a variance from the requirements as set forth in Section
3.12 of the zoning resolution of Weld County requesting 32 foot
setback rather than a 50 foot setback for the greenhouses built
along the Dreyer Road, more particularly described as:
The county road on the south side of Section 29, Township 9
North, Range 66 West of the 6th P. M.
NOW, THEREFORE, BE IT RESOLVED, that the recommendation of the
Weld County Planning Commission be concurred in and said variance be granted.
The above and foregoing resolution was, duly made and seconded,
adopted by the following vote:

RESOLUTION
WHEREAS, a request has been made by Greenleaf Wholesale Florists,
Inc. for a variance from the requirements of Section 3.12 of the
Zoning Resolution of Weld County, revised October, 1964, which re-
quires a 50 ft. minimum setback from the front lot line for all
buildings; and
WHEREAS, the Greenleaf Wholesale Florists, Inc. have furnished
the Weld County Planning Commission with a plat of the area, showing
the proposed location of buildings and use of the land; and
WHEREAS, the request for set back applies only to the green-
houses that will be built on said land; and
WHEREAS, in the opinion of the Planning Commission the strict
application of the set back regulation in Section 3.12 would re-
sult in peculiar and exceptional practical difficulties and undue
hardship upon the owner of said land; and
WHEREAS, the granting of such a variance from such strict
application should be granted so as to relieve such hardship; and
WHEREAS, the granting of such a variance may be done without
substantially impairing the intent and purpose of the zoning
resolution.
NOW, THEREFORE, be it resolved that the Weld County Planning
Commission recommends to the County Commissioners and the Board
of Adjustment that a variance from the requirements of Section 3.12
of the Zoning Resolution of Weld County be granted to Greenleaf
Wholesale Florists, Inc. of a 32 foot set back rather than a 50 foot
set back only for the greenhouses to be built.

Gentlemen:
I have already met with and talked to Mr. Hopkins informally in early
December concerning zoning and building of greenhouses on property just
north of Brighton which we have already purchased. In general there appears
to be no conflict with your zoning regulations and what we plan. Mr. Hopkins
knows where we are located and the road in question.
However, there is one place where we would like to ask for a variance
from your requirements from Section 3.12of your zoning resolution of Weld
County, revised October 1964, which requires a 50 ft. minimum setback from
the front lot line for all buildings. We would like to ask for a 32 ft.
setback only on the greenhouses for the following reasons:
1. The primary reason we are asking for this variance is in
relation to how we have planned our greenhouses to fit the property.
The greenhouses come in a fixed size as to width, and to get maximum
efficiency in construction and operation of them, they should be in
even numbers, so they can be worked in pairs. A thirty-two foot set-
back would give us this greenhouse as we want and still give plenty
of room to the lot line inside the concrete ditch on the front. We
are enclosing a sketch of the property and how we have planned the
buildings on it. We ask you to give this careful study. If it is
possible to give more than the 32 ft., we will surely do it.
2. The fifty feet between the greenhouse and the front lot line
can become a weed patch, be used for unsightly outdoor storage, or we
will just pay taxes on property that serve no useful purpose.
3. The greenhouses will run parallel to the lot line and.we do
not require this much area to service them. The exhaust fans we will
use for ventilating and other service will be at the ends of the houses.
Our greenhouses will run east -west to take maximum advantage of the
winter sun.
't There is presently a concrete -lined ditch along the inside of the
lot line which we intend to leave there as some of the ground will be
leased for farming and the ditch will be necessary for that purpose,
and to leave 50 feet between it and the first greenhouse is hard to
justify.

5. We understand that one of the main reasons for a wide setback
is for future road widening; but it seems that that possibility is very
remote at this time. We can see where the Weld -Adams County base line
road can become a bigger thorofare; but not this county road we are on.
Besides the greenhouses, we will build accessory buildings and a residence,
and on these we will give the required setbacks as' your zoning regulations call
for. We will be investing considerable money in this project and plan perma-
nent and well-built structures for it.
We ask your considered study on this and that you will allow us to,build
only the greenhouses to a variance. If you need any further information we
will be glad to furnish them, and I will be glad to appear before you about
this on my next trip to Colorado if need be.
My family and I look forward to coming to Colorado to live and start this
venture in March, and to become acc•a =;;ted with all of you.
