Subsequently the address has been changed to 1335 8th Avenue, Greeley, Colorado. Scott Realty Co. had offered the property for sale at a price of $175, 000 . 00 from July of 1992 through February 1994 . Unable to procure a -sale Mrs . Boulter entered into a lease agreement and the property was taken off the market . In January of 1996 the property was once again offered for sale and sold in May of 1996 for $150, 000 . 00 . Based on the large number of inquiries and showings during that period of time, it is my opinion that the property was sold for Fair Market Value . During the time period that Scott Realty Co. was involved with the property rent rates for similar office space near down town ranged from $1 . 00 to $3 . 00 per sq. ft . annually, depending on condition, size and location. Lasell, Weld County Assessor `` Subject: Abatement - Susan M. Boulter The purpose of this memorandum is to supplement the petition for abatement from Susan M. Boulter dated April 27, 1996. The petition is a request for the refund of$11,977 for taxes on assessments for 1994 and 1995. Our records indicate that Ms. Boulter paid $8,170.66 in taxes for those two years. For both years, 1994 and 1995, we valued the property at 1331 8th Avenue at $160,000. The appraiser who works with that property is satisfied with that value, based on his application of the three approaches to value. For the above reasons I recommend denial of the petition.
