NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld

Assessor and the above-named petitioner(s) be, and hereby is, accepted by the Board.
The above and foregoing Resolution was, on motion duly made and seconded, adopted by

Dear Petitioner(s):
The Weld County Board of Equalization has set a date of Thursday, July 27, 1995, at or about the
hour of 10:30 A.M., to hold a hearing on your valuation for assessment. This hearing will be held
at the Weld County Centennial Center, 915 10th Street, Greeley, Colorado, in the First Floor
Hearing Room.
You have a right to attend this hearing and present evidence in support of your petition. The Weld
County Assessor will be present before the Board. The Board will make their decision on the basis
of the record made at the aforementioned hearing, as well as your petition, so it would be in your
interest to have a representative present. If you plan to be represented by an agent or an attorney
at your hearing, prior to the hearing you shall provide, in writing to the Clerk to the Board's Office,
an authorization for the agent or attorney to represent you. If you do not choose to attend this
hearing, a decision will still be made by the Board by the close of business on August 10, 1995, and
mailed to you on or before August 16, 1995.
Because of the volume of cases before the Board of Equalization, all cases shall be limited to 15
minutes. Also due to volume, cases cannot be rescheduled. It is imperative that you provide
evidence to support your position. This may include evidence that similar homes in your area are
valued less than yours or you are being assessed on improvements you do not have. Please note:
The fact that your valuation has increased cannot be your sole basis of appeal. Without
documented evidence as indicated above, the Board will have no choice but to deny your appeal.
At least two (2)working days prior to your hearing the Assessor will have available, at your request,
the data supporting his valuation of your property.

RE : Denial of Protest on Adjusted Price of
Property at 4547 Pioneer Lane, Greeley
In accordance with 39-8-106 (1 . 5) CRS, this is to appeal in
writing the denial of the adjusted price of IMPS on the above-
mentioned property for the following reasons :
1) The adjusted value on 4549 Pioneer Lane is $149, 006 ,
while the adjusted value on 4547 Pioneer Lane is
$158, 008 (see attached notices) .
2) 4547 Pioneer Lane and 4549 Pioneer Lane are connected
by a common wall and are identical in size and room
layout (see attached photograph) . They were purchased
within five months of each other for the same purchase
price .
In my opinion the property valuation should be set the same for
both properties, that value being $149, 006 .
I will be happy to provide additional information should you
require such at the time of my scheduled hearing.

Request for review of Property Assessment
Reason for request : I believe that the assessed value is higher than the listed and selling
prices for similar homes in the immediate area.
Other common wall condo units in the College Green Gardens have a lower assessed value
and the same or greater square footage. A common wall unit larger in square footage and in the
immediate vicinity to ours has an assessed value of$107,000.
Market Approach : Realtor listings (enclosed) show that in College Green Gardens one unit has
sold for $106,000 and in Foxhill two units are listed at $129,000 and $137,500 respectively.
These prices are lower than the value of this property which you have valued at $158,008.
