COMMENTS: Access to the site is from Weld County Road 13, a gravel-surfaced road. Elevation of the
property east of the "storage area" is higher, which would serve to screen this use somewhat. Nearest
residence south of the USR area is approximately 1/4 mile away. There are no residences visible to the east.
The applicants' property lying north of the residence and driveway is used entirely for agricultural
production. The 24-foot access easement along south boundary is not improved and does not appear to be
used as such at this time.
