COMMERCIAL USE (OFFICE, SHOP BUILDING, AND STORAGE YARD FOR A
CONCRETE BUSINESS) IN THE A (AGRICULTURAL) ZONE DISTRICT - T & T
CONCRETE, INC.
A public hearing was conducted on July 19, 1995, at 10:00 a.m., with the following present:
Commissioner Dale K. Hall, Chairman
Commissioner Barbara J. Kirkmeyer, Pro-Tern
Commissioner George E. Baxter
Commissioner Constance L. Harbert
Commissioner W. H. Webster
Also present:
Acting Clerk to the Board, Shelly Miller
Assistant County Attorney, Lee Morrison
Planning Department representative, Gloria Dunn
The following business was transacted:
I hereby certify that pursuant to a notice dated June 28, 1995, and duly published July 6, 1995, in
the Windsor Beacon, a public hearing was conducted to consider the request of T &T Concrete,
Inc., for a commercial use (office, shop building, and storage yard for a concrete business) in the
A (Agricultural) Zone District. Lee Morrison, Assistant County Attorney, made this a matter of
record. Gloria Dunn, Planning Department representative, presented a brief summary of the
proposal and entered the favorable recommendation of the Planning Commission into the record
as written, including the addition of Condition of Approval #4 requiring submittal of a water
augmentation plan to the State Division of Water Resources and application for reclassification of
the existing commercial well permit to include irrigation uses outside the building prior to recording
the plat. She stated the landscaping and screening plans are adequate and satisfy staff and the
City of Greeley. Tim Arguello, applicant, was present and stated he likes the area and employs 15
to 20 people, which is good for the community. He stated he is willing to comply with all rules and
agrees with all Conditions of Approval and Development Standards including the addition of
Condition of Approval #4. Responding to a question from Commissioner Webster, Mr. Arguello
stated his company does concrete work and has for years. No public testimony was offered
concerning this matter. Commissioner Kirkmeyer moved to approve the request of T&T Concrete,
Inc., for a commercial use (office, shop building, and storage yard for a concrete business) in the
A(Agricultural)Zone District, based on the recommendations of the Planning staff and the Planning
Commission, with the Conditions of Approval and Development Standards as entered into the
record and the addition of Condition of Approval #4. The motion was seconded by Commissioner
Webster, and it carried unanimously.
(Clerk's Note: Condition of Approval #3 was satisfied prior to scheduling this matter before the
Board; therefore, the above referenced addition of Condition of Approval #4 will actually be
Condition of Approval #3 in the Board's Resolution #951426.)
