RE: CHANGE OF ZONE #503 FROM A (AGRICULTURAL) TO PUD (PLANNED UNIT
DEVELOPMENT) ALLOWING C-3 AND I-1 USES - WESTERN DAIRYMEN
COOPERATIVE, INC., C/O PICKETT ENGINEERING COMPANY
A public hearing was conducted on February 5, 1997, at 10:00 a.m., with the following present:
Commissioner George E. Baxter, Chair
Commissioner Constance L. Harbert, Pro-Tem

Commissioner W. H. Webster

The following business was transacted:
I hereby certify that pursuant to a notice dated January 8, 1997, and duly published January 16,
1997, in the South Weld Sun, a public hearing was conducted to consider the request of Western
Dairymen Cooperative, Inc., do Pickett Engineering Company, for Change of Zone #503 from
A (Agricultural) to PUD (Planned Unit Development) allowing C-3 and I-1 uses. Lee Morrison,
Assistant County Attorney, made this a matter of record. Todd Hodges, Department of Planning
Services representative, presented a brief summary of the proposal and entered the favorable
recommendation of the Planning Commission into the record as written. Mr. Hodges noted the
proposal is within the MUD (Mixed Use Development) Area and Ordinance No. 191 is applicable.
Kris Pickett, Pickett Engineering Company, represented the applicant and stated staff
recommendation and all Conditions of Approval are acceptable. He stated the property in the flood
zone will remain mostly open, with the area outside to be developed. Responding to questions
from Ida K. Stehle, surrounding property owner, Mr. Hodges stated the C-3 Zone District also
allows C-1 and C-2 uses, i.e. doctor's offices, gas stations, etc., and I-1 uses include internal
manufacturing, which is all screened. He confirmed Dovatron would be a comparable use to what
will be allowed. Commissioner Harbert moved to approve the request of Western Dairymen
Cooperative, Inc., do Pickett Engineering Company, for Change of Zone#503 from A (Agricultural)
to PUD (Planned Unit Development) allowing C-3 and I-1 uses, based on the recommendations
of the Planning staff and the Planning Commission, with the Conditions of Approval as entered into
the record. The motion was seconded by Commissioner Hall, and it carried unanimously.
