INTENDED/PROPOSED USES The applicant has stated the intention of proposing a future development after annexation and establishing R-L (Residential Low Density) zoning. COMPREHENSIVE PLAN The entire parcel is within the Long-Range Expected Growth Area and the Mid-Range Expected Service Area, and is just outside the Municipal Service Suitability Area. The proposed land use would be compatible with existing surrounding land uses both within the city limits and in unincorporated Weld County. The area proposed to be annexed will not adversely affect any areas of ecological significance. The Governmental Service Provision of the Comprehensive Plan provide maps which indicate this area is outside existing fire protection services; however, water and sewer service are readily available. SURROUNDING LAND USES North: Rural Residential, Agricultural South: Undeveloped East: Agricultural West: Agricultural, Single-Family Residential SURROUNDING ZONING North: County R-I (Single-Family Residential) South: City R-H (Residential Low Density) East: County R-1 West: County R-1 ANALYSIS The entire parcel constitutes 17.816 acres and is located 1/8 of a mile east of Balsam Avenue on 24th Street. The entire parcel is located within the Long- Range Expected Growth Area and the Mid- Range Expected Service Area, but is just outside the Municipal Service Suitability Area. The land use envisioned by the applicant appears to be consistent with the City of Greeley Comprehensive Plan in that residential development is encouraged to be provided for all income levels. The annexation of this parcel into the City of Greeley would be consistent with the present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City's future. The requirements of the State statutes and the City of Greeley guidelines for annexation appear to have been met by the requested annexation. Planning Comm. Summary Annexation 2 Demaske Annex.
