SCHEDULE B
THE POLICY OR POLICIES TO BE ISSUED HEREUNDER WILL NOT INSURE AGAINST:.
1. Rights or claims of parties in possession not shown by the public records.
2. Easements, or claims of easements, not shown by the public records.
3. Discrepancies, conflicts in boundary lines, shortage in area, encroachments, and any facts which a
correct survey and inspection of the premises would disclose and which are not shown by the public
records.
4. Any lien, or right to a lien, for services, labor, or material heretofore or hereafter furnished, im-
posed by law and not shown by the public records.
5. Taxes due and payable; and any tax, special assessments,charge or lien imposed for water or sewer
service, or for any other special taxing district.
6. Farmers No. 3 Reservoir, and any and all rights of way therefor,
as evidenced by Map filed June 1, 1910 as Filing No. 156140, insofar
as the same may affect subject property.
7. An undivided 1 of the oil, gas and other hydrocarbons and minerals
now or at any time hereafter situate therein and thereunder, together
with all easements and rights necessary or convenient for the pro-
duction, storage and transportation thereof and the exploration and
testing of the said real property and also the right to drill Tor,
produce and use water from the said real property in connection with
drilling or mining operations thereon, as reserved by The Union
Central Life Insurance Company in Deed recorded November 8 , 1944 in
Book 1143 at Page 518,_ and any interests therein or rights there
under.
8. Right of way to lay, construct, maintain, lower, inspect, repair,
replace, relocate, change the size of, operate, and remove a pipe
line and drips, pipe line markers, valves, launchers, receivers,
cathodic equipment, test leads, and all appurtenances convenient for
the maintenance and operation of said lines and for the transportation
of oil, gas or other substances therein, as granted to Panhandle
Eastern Pipe Line Company in Right of Way Grant recorded June 18,
1974 in Book 717 as Reception No. 1638938, in which the specific
location of said right of way is not defined.
9. Oil and Gas Lease between Martin I. Steinberg and Natali G. Steinberg,
Lessors, and Gen Oil, INc. , Lessee, for a primary term 5 years,
recorded March 12, 1973 in Book 687 as Reception N. 1608900, and
any interests therein or rights thereunder.
Extension of the above Lease as claimed by affidavit, pursuant to
1973 Colorado Revised Statutes, 38-42-106, recorded by Gen Oil, Inc.
on May 28, 1976 in Book 768 as Reception No. 1689763 .
