SUMMARY OF THE WELD COUNTY PLANNING COMMISSION MEETING February 7, 1995 CLE A regular meeting of the Weld County Planning Commission was held February 7, 1W51tiii-the,County Commissioner's Hearing Room(Room#101),Weld County Centennial Building,915 Tenth Street,Greeley, Colorado. The meeting was called to order by the Chairman, Richard Kimmel. The summary of the last regular meeting of the Weld County Planning Commission held on January 17, 1995, was approved. CASE NUMBER: SCH-13 (Continued from January 5, 1995, meeting). APPLICANT: Martin Brothers Partnership REQUEST: Substantial Change Hearing LEGAL DESCRIPTION: Part of the SW4 and part of the NW4 of Section 12,TIN,R66W of the 6th P.M., Weld County, Colorado. LOCATION: Approximately 3/4 mile south of Weld County Road 12 and 3/4 mile west of Weld County Road 37. John Martin, applicant, explained that the original application would include individual wells for each dwelling. The applicant now states through the new application that they would use a series of wells to accomodate several dwellings. When asked about public water,Mr. Martin stated that the nearest location would be Ft. Lupton which is three miles away. Mr. Martin brought up the fact that they would also be willing to build a new highway for the deveopment and would be responsible for maintaining these roads themselves. Curt Moore asked about the Brine Water Facilty, Mr. Martin did not have any concerns reguarding this matter. Marie Koolstra asked if there were any other water lines running through the development and Mr. Martin stated that the only line was a gas line. The Chairman asked if there was anyone in the audience who wished to speak for or against this application. No one wished to speak. Jack Epple moved Case Number SCH-13 be forwarded to the Board of County Commissioners with the Planning Commission's recommendation for denial. CASE NUMBER: AM USR-764 APPLICANT: Monfort, Inc. REQUEST: A Site Specific Development Plan and a Special Review permit for expansion of an agricultural service establishment(additional office structures- six) in the A (Agricultural) zone district. LEGAL DESCRIPTION: Part of the N2 of Section 30, T6N, R65W of the 6th P.M., Weld County, Colorado. LOCATION: South of and adjacent to Weld County Road 66; approximately 1/4 mile east of Weld County Road 37. Ronald Lambden, applicant, explained that Monfort had several projects going on and that they were applying for the USR now for future expansion uses within the next five years. The Chairman asked if there was anyone in the audience who wished to speak for or against this application. No one wished to speak. Ron Sommer moved Case Number Amended USR-764,Monfort,Inc.,be forwarded to the Board of County Commissioners with the Planning Commission's recommendation for approval. Marie Koolstra seconded the motion. The Chairman asked the secretary to poll the members of the Planning Commission for their decision. CASE NUMBER: USR-1073 APPLICANT: T&T Concrete REQUEST: A Site Specific Development Plan and a Special Review permit for a commercial use (office, shop building,and storage yard for concrete business) in the A(Agricultural)zone district. LEGAL DESCRIPTION: Lot A of RE-1535, in part of the SW4 SW4 of Section 36, T6N,R66W of the 6th P.M., Weld County,Colorado. LOCATION: Approximately 1/2 mile east of 35th Avenue; south of and adjacent to "F" Street. Tony Arguello and Lonnie Cockburn,applicants,were requesting ownership of their current business instead of renting which they are currently doing. The Chairman asked if there was anyone in the audience who wished to speak for or against this application. No one wished to speak. Marie Koolstra moved Case Number USR-1073, T&T Concrete, be forwarded to the Board of County Commissioners with the Planning Commissions recommendation for approval. Judy Yamaguchi seconded the motion. The Chairman asked the secretary to poll the members of the Planning Commission for their decision.
