A regular meeting of the Weld County Utilities Coordinating Advisory Committee was held on Thursday,
July 22, 1999 at 10:00 a.m., in the Conference Room of the Weld County Planning Department at 1555 N.
17th Avenue, Greeley. Colorado.

LEGAL DESCRIPTION: Lot B of RE-1683; being Part of the W2 of the W2 and NE4 of the SW4 of
Section 10, T6N, R65W
DESCRIPTION: Planned Unit Development Final Plan
LOCATION: North of and adjacent to Weld County Road 72. For a more precise location, see legal.
Sheri Lockman, Department of Planning, Stated that this PUD will include nine Estate zoned lots.
John Sutter, applicant, said that upscale housing will be placed on the nine estate zoned lots. He explained
that two houses were tern down and a barn remains. It is their intentions to have that barn removed when
these lots are developed. He also added that he and his brother will be apart of the Home Owners
association.
Don Carroll, asked if any of the Utility Companies have addressed any concerns. Mr. Sutter said no and
added that the utilities would be placed underground.
Cody Wooldridge stated that there is a fifteen foot utility easement on the back side of the lots, but not one
in the front side. He added that the fifteen foot utility easement needs to be placed both in the front and the
back of the lots. Mr. Sutter said that he would be willing to adjust the plat to add the fifteen foot utility
easement on the front side of the lots.
Don Carroll commented that there is a 60 foot right-of-way and 15 foot easement between the lot lines. There
should also be an easement along one side of the agricultural lot. He added that the access to the
agricultural lot should be off of Avery drive rather than Weld County Road 43. Mr. Sutter stated that he would
be also be willing to add that easement to the plat.
Cody moved to accept the plat with the addition of the fifteen foot easement to the front of the lot lines. Don
Carroll seconded the motion. Motion Carried unanimously.
