1 . This business is a agriculture related business along
with other residental and commercial accounts .
2 . Intent is to provide convience for agricultral residents to
keep their property clean and disposed of animal waste , garden
and lawn vegetation .
3 . The proposed use is clearly consistent with the Weld County
Comprehensive Plan . The property in questions is located
within an agricultural zone . which allows a Home Business
to be operated on such property upon approval of Application for
Use by Special Review . The subject property is within the
urban growt'i boundry of Greeley , within a specific area
of diverse land uses . Although located within an agricultural
zone , there will be no loss of agricultural land as a result
of the proposed use . All necessary public services are
in place for the property in question and , therefore , will not
require any extension or expansion of such services .
It is compatable with future development by promoting and
encourging property owners to maintain clean residences .
4 . The properties surrounding the property in question have
various uses . A viewing of the property in question reveals that
all structures in the immediate area border East 16th Street and
that most open space which contain trucks and containers is
behind the structure lining East 16th Street . Traveling from West
to East the uses of property along East 16th Street progress from
commercial and heavy agricultural useto residential with some
commercial use , and then to residential with a heavier commercial
use . East 16th Street is a quilt patch of diverse uses that
are ordinarily not combined in standard land use planning schemes .
Beginning with the properties to the West of the property in
question and listed by addresses are the following uses ;
(a) 300 E 16th Street Ironwood Office/Warehouse complex
containing 18 units .
( b) 372 E 16th Street Solar Energy Products .

hazard . It is within the Greeley/Weld County Airport overlay district ,
but the proposed use complies with height
restrictions of such district .
6 . Back of property approximately 1/8 acre is where
trucks and various sized containers are contained . This 1/8 acre
is seeded in pasture grass and mowed when needed in summer months .
There is a 6 Foot wood fence around this area on north , east , west
and south side .

7 . As statec i the Weld County Zoning
Ordinance , the A District is also intended to provide areas
for the conduct of Uses by Special Review . One use which
may be made of property in the A district upon approval of a
permit as a Use by Special Review is a Home Business . The proposed
use fits within the definition of Home Business as described .
8 . Parking of 2 empty trash trucks and storage of various sizes
of containers until containers are placed in service for use by
new customers .
9 . The distance of the proposed use to residental structures
in each direction is as follows :
(a) To the south direction is 824 E 16th Street , at a
distance of 75 feet .
( b ) To the east direction is 828 E 16th Street , at a
distance of 101 feet .

To who it may concern:
In the 5 years we have lived at 824 E. 16th St., Dave and Donna Reed have
been our neighbors at 822 E. 16th St.
During that time the Reeds have been very concientious about keeping their
property clean and well-maintained. They've also worked very hard at making
a living with their business, Greeley Trash.
About a year ago they began having problems with their business equipment
being vandalized at the location they rented. We encouraged them to move
the business to their home, where they had ample room that could be
maximized by using it for their business.
Since theymoved it, we've not had any regrets that they did. They keep the
dumpsters stored neatly in their fenced area, and they park the truck each
day after it's been emptied. Their truck runs so quietly that we don't even
notice when they start it up in the early morning hours.
We have absolutely no objections to the Reed's having their business at
their home.
